Property Description

Full description

Tenure: Freehold

Larkrise faces the River Frome over a ha-ha wall and a paddock with no road access that is part of the protected conservation zone. Set in a private road, the house is away from traffic and in summer no other properties are visible from the living rooms. Horses graze the paddock, squirrels and foxes are regular visitors, while woodpeckers, finches and even buzzards feed in the garden. The house is close to the Frome Valley walkway and Oldbury Court Park is a five minute walk away. If you are lucky you may see kingfishers and otters along the banks of the Frome. In summer with the folding doors of the house open and chairs on the patio, you come home to the heart of the countryside, yet this rural tranquility can be had in a location where you are only three minutes from the M4, a fifteen minute drive from the city center, ten minutes from Bristol Parkway station, a ten minute walk to the Metrobus, and a two minute cycle ride from the North Bristol cycle way. Truly special!

Living at Larkrise

For those with a sense of place and history, Frenchay Village is rare and special. It lies in South Gloucestershire just outside Bristol. At the end of the 17th century, a group of wealthy Quaker merchants moved to Frenchay and built the large and elegant Georgian houses that remain a feature of the area. Towards the river a community of smaller houses sprung up for those working in the mansions and Larkrise is sited on the edge of that part of the village. Frenchay has three churches and a Friends Meeting House, as well as a museum and an active village hall that hosts a playgroup. For many years a large hospital formed part of the community, but this closed five years ago and is being replaced by a large but well-integrated housing development. While this development will alter and sustain the neighborhood, the old village lies within a Conservation zone and is protected by four village greens and an area of National Trust land.

The local cricket club is one of the oldest in the country and was once captained by the famous Victorian, W G Grace. There is a soccer club, tennis courts, golf range, and a newly built rugby stadium and associated facilities. The village primary school is celebrating its 175th anniversary and has plans to move into a new building. There is a very active village preservation society that puts on a regular series of talks about local history, while a focal point of the year is the annual flower show and fete.
