Situated on a tiny lane leading from Pontybodkin up to Treuddyn this home epitomises the idea of peaceful living. Although not far from the main Corwen road, you struggle to hear it from the peace and quiet of your own garden, as you sit in the sunshine enjoying a gentle drink or two at the end of the day.

We enter the wide hallway and immediately to our right is the downstairs cloakroom, containing a handy toilet and hand basin – saves people traipsing upstairs with their muddy shoes - with a window to the front.

Opposite here is the lounge. This is a large and comfortable room with a big picture window overlooking the garden and featuring the leaded effect glass to be found on the windows throughout this home. There is a feature electric living flame effect fire, almost certainly unnecessary for heating purposes but there is undeniably something soothing about a flickering fire on a bitter winter’s night.

Passing the staircase as we move to the rear of the home there is the ever present (and ever necessary) under stair storage cupboard without which, many of our homes would disappear beneath a mountain of ‘stuff’.

Entering the kitchen, this is where the home begins to really show its class. The first thing to catch the eye is the floor. A very clever laminate covering that looks for all the world like ceramic tiles and is off set by the contrasting dark and light grey of the units and worktops. The kitchen is a model of well thought out design – only 4 months old - and has space for a drinks fridge (vital), a washing machine, a Hotpoint Whirlpool (staying), Neff dishwasher (staying), a huge American style double fridge (sadly not staying), while to the other side of the room more units conceal a very cunning recycling centre, allowing you to feel smug but without actually getting your fingers dirty. Here there is also an electric double sized range cooker with extractor hood over, which will remain and generally more storage space than you can shake a stick at. There is also a very smart tap that provided boiling water instantly – so you can say good bye kettle!

Moving through a large archway into the dining room/conservatory we find a large space, accommodating a full sized dining table with ease along with various other items of furniture. All the windows and the roof are fitted with roller blinds to keep the worst excesses of the summer at bay and these are included. Double French doors open out onto the rear patio area, perfect for al fresco eating and relaxing in the maintenance free garden, with its well hidden wooden storage shed.

Moving upstairs on the beautiful turned staircase, we enter onto the landing, turning left we find the smallest bedroom. Ideal as a single room, the space in here has been cleverly utilised by fitting a raised cabin bed with masses of storage beneath, which will be included in the sale, along with the centrally mounted ceiling fan – for these hot summer nights.

Next to this is the master bedroom. This is a lovely airy room courtesy of the double aspect windows which flood it with light. There is a central ceiling fan in here which on the day I called, was doing a sterling service. There is also an enormous set of wardrobes and the fact they in no way overpower the room is testament to its generous proportions.

Moving to the rear of the home is the other large bedroom. This is similar in size to the master and also has double aspect windows. There is a double bed in here and a very impressive and brand new fitted corner wardrobe cum dressing table cum workstation set. That description does not do it justice in any way, this is in fact a lovely, practical and spacious room.

Finally we find the bathroom. This is a return to the taste and style shown in the design of the kitchen. Contrasting floor and wall tiles match one another perfectly and the room offers a vertically mounted heated towel rail/radiator to cheer you up on winter mornings, a low level lavatory, hand basin and bath with power shower over, running direct from the mains via the gas combi central heating boiler. This is concealed in one of the kitchen units. It is some 8 years old but since new has been the subject of a British Gas maintenance contract and will be fully serviced prior to sale.
