From High Street in Gatehouse, turn onto Castramont Road, which is opposite the clock tower outside the Murray Arms Hotel. Continue on Castramont Road for approximately 500m and the building plots are the first open field one reaches on the left-hand side of the road.

Memory Lane is a very quiet road, with only farm traffic and occasional traffic to the cemetery, apart from that serving the few houses on the road. Opposite Burgh Parks are some former Local Authority houses and it is understood that all of these except one are now in private ownership.

The seller also owns Galloway Lodge Preserves, who make pickles, preserves and similar products in the two buildings adjacent to Plots 1 and 2. There is access to each plot directly from Memory Lane. The seller will undertake the widening of Memory Lane and the construction of a pavement on the south-west side of Memory Lane in accordance with the terms of the Planning Permission.

Water, gas, electricity and telephone are available, and each purchaser will require to arrange connection to the services running along the frontage of the plots.

A connection to mains drainage will be available to the sewerage pipe running along Memory Lane. Plots 3 to 6 will require a holding tank situated lower than the house with a duct connection, through which individual private pumping can be laid to connect to the foul sewer, whilst Plots 1 and 2 will not require pumping, but instead will be provided with foul sewer disconnecting manholes at their respective plot boundaries. All six plots will require to have soakaways within their curtilage for disposing of surface water.

DESIGN OF HOUSES TO BE BUILT
The sellers are not imposing any restrictions on the positioning or design of the houses to be constructed on the various plots. Therefore, provided purchasers can obtain Planning Permission for the design they choose, they may build to whatever design they like

TITLE CONDITIONS
A Deed of Conditions is in the course of preparation defining the various title conditions between the six plots. This will primarily be to ensure compliance with the planning requirements.

ADDITIONAL LAND
In respect of plots 4, 5 and 6, the seller also owns the land between the plots and the River Fleet. The seller may be prepared to sell additional ground in this area, if desired, or alternatively, the seller may agree to a title condition restricting the height of trees in this area, or such other requirements as purchasers may have, to allow the views enjoyed from the plots to be preserved.
