There’s parking for a few cars and a detached garage, which we’d like to say is for parking your car, but more than likely will end up as another storeroom. Because you park your car at the rear of the home, we’re going to start our write-up as you walk in through the back door.

Entering through the large double glazed back door with its lead strip windows, you immediately walk into the very generous sized kitchen / breakfast room. Standing at almost 17ft x 12ft this is a great room for entertaining the many friends and family who’ll flock here to be entertained by you. There’s plenty of space for a table and chairs, work surfaces cover three walls allowing ample room for food preparation and also the modern day gadgets. With lots of wall and floor mounted storage cupboards, voids and plumbing for everything that your modern day kitchen requires and with plenty of space…….and finally double aspect windows to finish this kitchen off.

From the kitchen you walk through into the open plan lounge and dining room, formally it was two separate rooms but has been opened up into one much larger room, separated only by two beautiful archways which make this room not only very bright and spacious but classy too.

In the first section, currently used as the lounge, it measured at around 17ft x 12ft, so a decent size. It’s got wood effect flooring, there’s a feature real flame effect gas fire which has been fitted into the original fireplace and its surround. Finally, two windows either side of the chimney stack that overlook the side aspect and also allows plenty of light to flood in..

As you walk through the archways into the next section, currently home to the dining table and chairs and measuring in at around 14ft x 12ft, which could easily hold 8 people without any problems, so Christmas, birthdays…..in fact any occasion you can think of to hold a party, this room can easily cater for numerous people to sit in it. Two windows let you look out over the side and front garden and another fireplace, this time a real open fire, let’s you enjoy your cosy nights in with a crackle and pop.
A door leads to the main entrance hallway, which we would normally have come to first, as this is where the front door is. This is a large space and in my opinion is a total waste of space as, with the help of a professional builder (planning may need to be acquired also) you could easily fit a downstairs toilet in here, to utilise this space better and also stop people from having to traipse upstairs, just to use the toilet – but that’s only my opinion or you may want to make a large store cupboard under the stairs….it’s nice to have choices!

OK, so up the stairs to the first floor landing where you will find three generous double bedrooms, some with carpet and others with exposed wooden floorboards. To be honest, the bedrooms each have individual plus points from full length double windows, dado rails, to beautiful cornice….but one thing I can say that they all have in common is nice high ceilings, which is what you find in a home of this age and not in your modern boxes of today! I’m sure if you really wanted an en-suite, you could incorporate one into one of these rooms quite easily but to be honest, the family bathroom is large and contains a bath and a separate walk in double shower, catering for every type of soak required today. There’s a large window making the bathroom a nice bright space to be in.

Finally, we walk up the last flight of stairs to the attic room, again a very decent sized room, ideal for children as they make an adventure to the summit of Everest when they clamber to bed at night-time or indeed it’s just as great for us adults too!!

Outside to the rear of the home is where there is ample parking and a detached garage. I must point out that this area is shared with the quiet next door neighbours, they have their spaces to park and so do you – everybody lives in harmony this way and I’m sure if you need more parking then talk to your neighbours and vice versa…..life is simple when you communicate.

The front garden is very easy to maintain as it’s mostly made up of grass, with a cute wooden picket fence to section off one side and a large hedge to the other..,, basically there to set the boundaries between you and your lovely neighbour.

Now I’m sure the present owners wouldn’t mind me saying this, after all they have a good excuse as they’ve just had a little baby and so have had better things to spend their money on. I think that a good coat of paint on the outside at the rear, some nice cream shingle stones down on the driveway would enhance this home ten-fold – and to be frank, wouldn’t cost an arm or a leg…maybe just a few toes!! (please note it won’t cost any limbs - before the complaints come flooding in:)

This large family home is ideally located just a few minutes walk away from some very good schools in the area, shops and pubs and ust a few minutes drive from Mold and the A55.
