Marsh House is a handsome Georgian house, listed Grade II*, being of more than special architectural interest, and mentioned in Pevsner’s Buildings of England.

The house is built of mellow red-brick elevations set with sash windows with a distinctive projecting pediment to the front containing a round window. The hipped roofs are clad in smut-glazed pantiles.

Marsh House has been in the same family ownership since 1949 during which time care has been taken to maintain the building; however, new owners will most likely need to undertake a programme of modernisation to the house and grounds which may include the installation of a modern fitted kitchen, the re-arrangement of the first floor to provide bedrooms with en suite facilities, the renovation of the attic rooms, the refurbishment of the windows and re-establishing the gardens which are now overgrown.

The house lies to the north of Marsh Lane, overlooking a grazing meadow on the south side of the lane and is set in grounds which are walled to three sides and well-screened by mature trees, shrubs and a fence along its remaining boundary. Notwithstanding its tranquil setting, the hubbub of the town centre and The Buttlands and the Quay are all within a few minutes’ walk.

The house is remarkably well preserved and contains many fine period features; the front door has a pedimented door-case; many of the sash windows have working shutters; the dining room is panelled; there are fireplaces from a number of periods, some original to the house, some Art Nouveau; there is decorative plasterwork such as egg and dart cornices; the internal doors are panelled with matching architraves and there is a fine oak staircase.

The principal rooms are arranged around the elegant reception hall and staircase hall; they are well-proportioned with large sash windows and provide a drawing room, sitting room and dining room. The drawing room leads on to the conservatory. The cellar is accessed from the staircase hall as is an inner hall which must at one time have been ‘beyond the green baize door’ as it leads to the kitchen, scullery, domestic offices and back staircase.

The main staircase rises to a landing; doors open to suite of three inter-connecting rooms which would make a magnificent master bedroom suite. In addition there are two further bedrooms, one with en suite shower, and a bathroom on this floor.

The attic offers enormous potential to bring into the accommodation; it currently provides six inter-connecting rooms and a W.C.

The house is approached through wrought-iron electric gates which open to a gravelled parking area with lawns and mature beds either side. A high brick & flint crinkle-crankle wall runs north from the conservatory with gates which open to a courtyard lying on the house’s east side, with a workshop and store and to its north, a Coach House. A further walled courtyard lies to the west of the Coach House, also accessed from the staircase hall; the structure of a more formal garden is visible here.
