Tenure: Freehold

From the front a fairly ordinary bungalow built in the late 1970's to a Scandiahus design but from the rear and inside this is a stunning contemporary property with beautifully presented accommodation. No expense has been spared in the creation of this wonderful home which features a 54'7 through living/dining/kitchen area, three double bedrooms and three bathrooms. Secure behind electric gates, sitting on a circa 0.33 acre plot, under 1.5 miles from the town centre and circa 600 yards from the rail station - what more could you want? Do not miss this gem.

THE PROPERTY It is believed that the original bungalow is of Scandiahus design and was built in about 1977. In 2014 the current owner extended at the rear to more than double the size and lavishly created a mostly open plan contemporary interior of the highest quality.

The feature room, the 54'7 x 18'6 through living/dining/kitchen area, has three sets of bi-fold doors out to the garden, two other windows and three roof lights to allow the maximum amount of light to flood in. If it gets too bright the electrically operated blinds give you great control. The lovely fitted kitchen area included an integrated dishwasher, gas hob, microwave oven and coffee maker. The sensible use of tall radiators ensures that the greatest amount of useable wall space is retained. There is a useful utility room and a cloakroom off the spacious hall and a tiled floor throughout the hall, living and kitchen areas.

Across the front of the building there are three double bedrooms and three bathrooms (two en suite), again all fitted to a high standard. A dressing room/possible nursery is currently utilized as a study/office.

The garden extends to about 0.33 acres and is mostly lawned for ease of maintenance. There are several mature trees and a host of beautiful flowering shrubs including rhododendron. A deep terrace runs the full width of the building at the back. At the front the electric gates provide access to a driveway with parking for 3-4 vehicles and there may be space for a garage to the left of the property, subject to consents, if a storage shed was removed.

THE LOCATION The property is situated on the eastern side of Crowborough, approximately 1.5 miles from the town centre shopping facilities, which includes Waitrose and two other supermarkets, and close to local shopping at Jarvis Brook. The rail station is within about 600 yards, providing services to London Bridge.

Within the town there is a leisure centre with swimming pool, tennis and bowls clubs and a number of golf courses. The Royal Spa town of Tunbridge Wells is only about 8 miles to the north and offers a marvellous variety of shopping and leisure facilities, including cinemas, theatres, numerous restaurants and a popular alternative rail route for London with South Eastern Trains to Charing Cross/Cannon Street. The A26 provides good access to the surrounding major towns of Heathfield, Uckfield, East Grinstead and Haywards Heath. The A21 is also easily accessible from Tunbridge Wells, with the M23 at Copthorne 17 miles distant and Gatwick Airport conveniently 22 miles away.

There are primary and secondary schools in the town and the wider area is well served by a variety of private schools including Tonbridge School For Boys, Mayfield School For Girls and Vinehall at Robertsbrige. Just to the west lies the circa 6,500 acres of the Ashdown Forest, the largest free public access open space in the south-east, and a venue for a number of leisure facilities including horse riding (by permit). The Forest is also home to Winnie the Pooh and friends, as immortalised in the books of A.A. Milne. Crowborough was the birthplace of the writer Sir Arthur Conan Doyle, probably best known for his Sherlock Holmes detective books.
