Description
Penvearn is an extremely unusual yet very exciting opportunity to purchase a very generous 10 bedroom, 4 reception room family home located within a few minutes walk from Redruth town centre. Approached through granite posts leading to an enormous driveway parking area this substantial family home is extremely impressive from the moment it is seen in person. The imposing home has been loosely divided into two self contained properties with accommodation in both homes being laid out over 2 floors with shared use of the top floor. The larger of the two properties is accessed via the original front door into a very impressive entrance hallway leading to all of the ground floor accommodation with a large staircase rising to the first floor.

. 1
The ground floor accommodation comprises of a formal dining room with impressive fireplace, large kitchen / dining room with bay window providing delightful views over the rear garden. In addition there is a sitting room with French doors leading to the garden. At first floor level there are 6 bedrooms within this side of the property with the master providing en suite shower room facilities. There is also a separate shower room and separate bathroom with corner bath. From this floor a door way leads to an internal hallway and staircase which provides access to the top floor accommodation.

. 2
On the other side of the property, accessed by its own front door from the side of the property is the self contained one bedroom property, again spread over 2 floors. The accommodation in this side of the property comprises of an entrance hallway, very spacious kitchen / breakfast room, formal dining room/reception room with curved bay window and a separate conservatory providing a very pleasant outlook over the rear gardens. At first floor level there is the master bedroom with dressing room and en suite bathroom together with the sitting room again with curved bay window. Again from this side of the property a doorway leads to the inner hallway and staircase leading to the top floor accommodation.

. 3
The top floor itself is split into 3 very generous rooms and is currently used for guest / over flow accommodation as well as accessible loft storage. This area could be converted into another self contained property or used as home office area, gym, cinema room or simply additional bedrooms.

Gardens & Grounds
The gardens and grounds are most impressive and lay mainly to the rear and side of the property. The total plot is touching just under an acre and is extremely level. The rear garden is mainly laid to lawn and is enclosed at all sides by either high fencing or mature hedging. This garden is perfect for a large family with children who wish to play in this mass expanse of lawn with wooded areas. There is also a number of patio areas also perfect for entertaining and alfresco dining. Within the grounds are a number of outbuildings with a previous single garage having been turned into a bar / reception area.

Location
Redruth is a small commercial town twinned with Plumergat[10] and Meriadec in Brittany, France and Mineral Point, Wisconsin in the United States, where Cornish immigrants built many of the stone buildings still standing. A museum organised by the Old Cornwall Society[11] is housed in the Town Council office at the bottom of the main street. Redruth is also home to Carn Brea, which has most historical interest. The Carn however is not the highest point in Redruth, beaten slightly by Carnmenellis, south west of the town centre. The name Redruth is said to be derived from the fact that by the 14th century the stream running along the bottom of Fore Street was so discoloured with iron oxide from tinning activities that it ran red. Hence Redruth, the cornish for ford is rhys and red is ruth.

. 4
Redruth’s recently restored railway station is early nineteenth century. Many of the buildings on Fore Street, the main shopping area, are of a similar period. The street is dominated by the old clock tower. During the summer months, Redruth holds several continental markets. The Redruth Town Trail is a short walk through the town, featuring places of historical and other interest. There is a cinema in the main street and several restaurants and cafés in the town. The town is ideally situated for visits to both the north and the south Cornish coasts. Tehidy Country Park is not far away and offers a good day out for the whole family.
