The home is situated down a small cul-de-sac of six houses, thus passing traffic becomes a problem of the past. The house sits on one side of the un-adopted road with, as is quite common in rural dwellings of this age, the generous private garden and detached garage building are opposite on the other side.

The front door is actually to the side of the home down a gravel path with flowering pots to either side. There is a small porch over the door which in turn gives access to the hallway with its wooden floor and large double door coat cupboard. Beside this another door opens into the formal dining room.

In here the wood floor continues giving a very cosy feeling, accentuated by the large log burner nestling beneath a massive oak beam forming the mantelpiece. There is ample space for a large dining table and any further furniture; indeed space enough to use this room as a very comfortable lounge if that is your preference.

Another door leads us into the kitchen-diner-family room-conservatory. Did I mention that this was a very versatile home? This is a room of vast character and is what makes this home really stand out from the crowd. Difficult to describe in words, this is in affect a huge ‘U’ shaped room with the kitchen and conservatory each comprising one of the twin arms of the U. I said it was complicated….

Entering the room we are immediately into the very spacious family room, attractively floored in light oak with a small dining table for those casual breakfasts, then a full sized settee, TV and a log burning stove to really round off the country cottage feel of this home.
To the rear of this area we move into the conservatory, although this is not your normal conservatory by any means. One of the major disadvantages found in this type of structure is heat loss but here this has been minimised by the solid side walls, while the panoramic glass roof gives a genuine sense of being outdoors. This is a feeling further accentuated by the rear wall being wholly comprised of windows with a large set of opening French doors to the centre. A small sitting area here provides views across the adjacent fields and also gives access to the external oil fired central heating boiler.

The remaining arm of the ‘U’ shape and the adjacent section of the family room area is taken up by the kitchen. Here the wood floor gives way to ceramic tiling and the white units, with their light wood worktops make it a bright and pleasant place to work. It contains all the modern necessities, dish washer, washing machine, fridge, freezer everything in fact, that you could want or need. Also situated where it is, it really does become the heart of the home, which is exactly as it should be.

Moving up the turned staircase we hit the square landing and taking the doors in a clockwise direction we first come to the smallest bedroom. At 8’ by 8’8” this is a perfectly good size for a single room but any pretensions at forcing a double bed in are compromised by the stair well intruding into the space. As a single however, it remains very comfortable – you can also build a bunk bed in there with a play area under – that way you utilise this space so much better if you need it as a bedroom (as do most people)

Next we come to the master bedroom and this is a wholly different proposition. A large, comfortable and airy room, easily accommodating two wardrobes, large chest of drawers, small chair and double bed with bedside table, while leaving loads of free floor-space.

The third bedroom is not as large, but off sets this with the provision of fitted cupboards removing the need for free standing furniture and remains a spacious double room.

Finally the bathroom. Tasteful and well equipped this features double aspect windows to maximise the light and as expected, offers a hand basin, lavatory, bath and separate shower cubicle along with a huge airing cupboard containing the hot water tank and linen storage.

The garden is, as previously mentioned found across the cul-de-sac (less than 4 steps) and provides an extensive lawn and, sheltered from prying eyes behind small trees, a seating and dining area for those long summers evening BBQs that a home like this is bound to play host to. There is a garage cum store at the bottom of the garden, more likely to serve as storage as vehicle access would involve driving over the lawn. It depends how you feel about lawns I suppose…..
