So often these days, builders appear convinced that everyone needs three bedrooms but sadly, the homes they are building are simply not big enough to accommodate three bedrooms worthy of the name. Here, some architect seems to have seen the light and given us two good double sized rooms which can actually be used. This has been made possible simply by dispensing with the wholly useless box room which often serves no purpose other than to legitimise the title ‘3 bedroom home’.

Sitting in a quiet cul-de-sac (and never underestimate the difference made by having no passing traffic) this is a modern semi detached home with off road parking to the side, while the front has a lawn area with small tree. A small integral porch covers the front door and offers some protection from the elements, keeping visitors and carol singers snug and dry.

It is on opening the front door that the home springs the first of its surprises. From the front it appears typical of its type, neat but undeniably small. On the right side of the hall is a downstairs cloakroom with a hand basin and lavatory, something usually found in far larger homes.

Opposite here is the kitchen and again, while compact it is far larger than you would expect from the outer appearance of the home and has sufficient space for a large fridge-freezer and plumbed in washing machine. A large front facing window allows generous amounts of light and one of the high level cupboards houses the Worcester combi boiler.

Stepping through the French windows into the garden is a very pleasant prospect. A flagged patio runs the full width of the plot and offers an ideal venue for alfresco eating and drinking, or simply relaxing after a long day at the coal face. Returning indoors and up the stairs we find the first of the bedrooms. Facing the front of the home and running the full width of it this is a large and comfortable room. Proof of the generosity of its size is found in the way it easily swallows an enormous wardrobe which, while not actually a fitted unit remains virtually in contact with both walls and ceiling.

Next we find the bathroom. This features stylish black wall and floor tiles, stretching to full height in the bath area and a heated towel rail-radiator running off the central heating. A hand basin, lavatory and bath with a glass shower screen and electric shower over complete the ensemble.

Finally we come to the rear bedroom with its views over the garden and the distant Dee estuary, capitalising on the home’s elevated position. This room is of a very similar size to its front facing sister, compromised only by a large airing cupboard in one corner, its position being forced on the designer by the presence of the stair well beneath, However this cannot detract from the fact that this is of a size rarely found in modern homes of this type and very comfortable.
