From the M4 Motorway Junction 36 (Sarn). Head north-east on the A4061, in approximately 0.7 miles, take a slight right to stay on the A4061. Continue for approximately 0.6 miles, going through one roundabout. Turn right onto Cefn Carfan Road, continue for approximately 1.6 miles, the land is located on the right.

Description
The land extends to approximately 8.025 acres of pasture land, comprising two field enclosures. The land is predominantly flat, with a gentle South facing slope on the northern section of land, adjacent to Cefn Carfan Road. The boundaries are defined by livestock fencing and hedgerows. Planning 
A planning application was submitted to seek the prior approval of the Local Planning Authority for the siting and appearance of two agricultural buildings, shown at points E and F on the plan. 

A copy of the application can be sourced via the Bridgend County Borough Council website by searching for Application Reference: P/18/528/APN. 

The application provides for the siting and appearance of two agricultural buildings. The application form indicates that the buildings will measure 9.14m x 3.65m with a mono pitches roof reaching a maximum height of 2.44m. The buildings will be constructed of single skin breeze block with grey profiled sheeting for the roof. The form states that the buildings will be used for storage of hay/feed and rainwater from the roof will be harvested. 

The decision of the application explains that the proposed development constitutes permitted development under the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (As Amended) and the appearance and siting of the buildings are considered acceptable at this location subject to the buildings being constructed in accordance with the submitted details. 


Services General Comment  
We understand that a natural water supply is available on the western boundary of the land. However prospective purchasers should make their own enquiries to satisfy themselves as to the adequacy of this. We understand there is a mains water pipe in Cefn Carfan Road.

Prospective purchasers are advised to contact Dwr Cymru Welsh Water to establish the availability and cost of obtaining a metered mains water supply.
