John Denver once said:

Country roads, take me home. To the place, I belong… Most people think he was referring to the mountainous areas of West Virginia. But no. It was the stunningly tranquil setting of Station Road, Clifton upon Dunsmore. And for noble reason. It's stunning.

Clifton bears the distinction of being the most easterly village in Warwickshire (and of the entire West Midlands region). It is located roughly two miles east of Rugby. The village is located upon a hill, and the Oxford Canal runs past at the foot of the hill. The village has its origins in pre-Roman times as an agricultural settlement. The village was once home to Rugby Racecourse, which is still used annually for point-to-point races. The National Hunt Cup, now part of the Cheltenham Festival, was held nearby in 1862!

In the centre of the village are a number of small shops, St Mary's Church, the registers for which date back to 1594, and the Bull Inn public house. The latter building was originally a farmhouse, and according to a plaque on the entrance it was built in 1598 and became a public house in 1825. There were rooms for travelers and stables for their horses, some evidence of which still survives. There was formerly a second public house, the Red Lion, which was converted to cottages and the Townsend Memorial Hall in the late 19th century

Station Road…

Clifton Mill railway station was a railway station serving Clifton-upon-Dunsmore in Rugby. It was opened on the Rugby and Stamford Railway in 1864. The station closed on 6 April 1953 and the line closed in 1966. Station Road leads from the village centre terminating in a small Mill Lane.

From Iron Age beginnings, Rugby has grown to become Warwickshire's second largest market town, boasting a variety of designer and high street shops, restaurants and pubs. Famed for its public school, the birth of rugby football and the jet engine, Rugby is also home to the green open spaces of Caldecott Park, Coombe Abbey Country Park, Brownsover Hall, and Draycote Water. Along with bright green open spaces surrounding this home, you will have the enviable quandary of where to take the dog first!

With a plethora of good schools (Clifton upon Dunsmore Primary is rated outstanding), Rugby is ideally placed for a well-rounded education. Equally so for transport too, Station Road provides immediate access to the M6, M1, and M45, with the urban draw of Coventry and Royal Leamington Spa nearby. Rugby station provides speedy rail services to Birmingham and London Euston. London in under 50 minutes!

So, what to expect?

Station Road is visually attractive. With the average house price being £320,000 you are in good company! With large and attractive frontage combining off road parking, your arrival is welcoming.

The lounge presents very well. Impeccably decorated with a warm and cosy tone. Feature fireplace with wood burning stove compliments the setting.

Striking 'On Trend' newly fitted kitchen will transform any 'Can't Cook, Won't Cook' into the next MasterChef finalist. (Entry into the show is not guaranteed).

Re-fitted downstairs W/C completes this level.

Upstairs you will find 2 very well-proportioned double bedrooms, along with uninterrupted countryside views to the rear. What better way to start your day?

Large, re-fitted bathroom upstairs. Again, flawlessly presented. Airing cupboard offering convenient storage.

To the rear of the property, you find the 'Wow' factor. The garden… It's a real stunner. And quite a surprise! It's huge. Not only is its size amazing, it's attached to open fields as far as you can see. Stunning. Next door, they have built a large detached 'Summer Room'. Discretely Hidden from view, this would be a great idea if you were looking for a home office or a children's playroom!

The house is double glazed throughout and has gas central heating. It really is one to take a look at!

Spectacular, Striking, Fabulous, Splendid, Superb, Magnificent, Gorgeous, Exquisite, Impressive, Beautiful, Outstanding, Brilliant, Wonderful, Incredible, Great, Tremendous, Glorious, First Class. Get the idea?
