Full description

An impressive front garden is the first thing that catches your eye as you approach the property. But this end terraced house which has been a true family home for many years has more to offer than just a large garden. Although the house will benefit from some modernisation, it has double glazed windows and the roof was replaced in 2016. The interior space is well proportioned with two reception rooms, three bedrooms, a generous sized kitchen and good size bathroom, all ready for a buyer to put their own style into. The outside space does lend itself to the possibility of increasing the size of the house (subject to planning permission) but you may just want to enjoy the garden as our clients have done.

Useful Facts
* Tenure - Freehold * EPC Rating - G * Council Tax Band - A (£1166.13 per annum for 2017/18) * Double Glazing

Lime Likes
We're obviously going to start with the garden which is not just large but really rather pretty. However any home has to be practical as well and we like the style of these ex-local authority houses which make great use of the space and were built for family living.

Around and About
The local area around Larches Lane has so much to offer both couples and family alike with the wide open spaces of Ashton Park literally a short stroll away and Lea Community primary school at the end of the road with Ashton Community Science College is also in walking distance. Also nearby you can find a newsagent/convenience store and a Tesco Express on Blackpool Road as well as local bus routes. A short driving distance past the park will take you to Preston Marina and its  retail park with a Morrisons supermarket, numerous restaurants, cinema complex and fitness centre. The City Centre is also in easy driving distance and away from Preston to the west the open countryside stretches to the Fylde coast with plenty of variety for everyone.

The entrance hall is open and inviting with a turning staircase leading to the first floor. The main lounge at the front has a fitted gas fire and a door leads through to the dining room where double glazed patio doors open to the rear garden. Off the dining room and also accessed from the hall is a good size kitchen complete with a range of modern units, ample worksurfaces and a tiled floor. Fitted with a stainless steel oven and hob, single drainer sink unit with mixer tap and plumbing for a washing machine the kitchen has a side door leading outside past a great store cupboard and downstairs wc. Upstairs the spacious landing looks out over the front garden alongside the master bedroom, whilst the two further bedrooms both face the rear garden as does the family bathroom consisting of a panelled bath with overhead shower, pedestal wash basin and low level wc.

Impressive, generous and just really rather lovely the front garden of this house is made for children to play. Behind the mature front hedge a wide expanse of lawn is interspersed with flowering plants, shrubs and tree, there's even a bench perfect to while away some time. A side gate leads through to the rear garden, past a solid outside store, which although much smaller than the front does offer a more private lawned area to sit and relax.
