This delightful old stone cottage sits in the very popular area of Cadole, nestled right in the heart of Loggerheads Country Park, which is an area of outstanding natural beauty and renowned for its fantastic walks and childhood memories’. Y Coed was originally two old stone cottages but was converted into one much larger family home many years ago, giving this family home many options for its future.

As you drive through the wooden gate and pull up onto the large driveway, you’ll notice that there’s ample space to park numerous vehicles, as it’s deep and continues right back into the rear of the garden area. The front of the home is bordered by a low level stone wall with shrubs and plants dotted around for colour.

Walking through the handy front entrance porch, which is constructed of double glazed windows and door and makes a very covenant place for those wet shoes, coats and umbrellas, not that it rains much up here!

Go through the front door of this beautiful period cottage and walk into one of the four generous sized reception rooms, yes that is correct I did say four reception rooms, and this one is currently being used as a dining room. With its beamed ceiling, an exposed stone fireplace which is home to a log burner, where you can sit comfortably entertaining friends and family (which is what this home was designed for) whilst remaining nice and toasty during the coldest of winter months. Walking back through the dining room the other door opens up into the inner hallway, where there are doors leading to the rest of the accommodation and one of the staircases leading to one side of the first floor (there are two sets of stairs leading to the first floor accommodation – I hope you are following this as there will be a test at the end!). If we start by walking clockwise around the home we come to the lounge.

As you walk into the lounge the first thing you notice is how bright it is, with the dual aspect windows looking over the rear gardens with double patio doors leading out to it. This is a real room for the summer months and for the way this home has been set up for the family that live here but as you will see, there are other reception rooms for the cosy winter months ahead. A wall mounted real flame effect feature fire helps add that cosy feel to this room for when you snuggle up in the evening to watch TV and lastly, a staircase (staircase no.1) leads to two of the bedrooms and two of the bathrooms on the first floor – but we’ll come back to this in a while.

Back to the inner hallway and the next room we come to, as we walk clockwise around this home, is the kitchen.

This is a decent sized room, with a range of quality wooden floor and wall mounted storage units and work-surfaces that run along three walls, allowing ample space for food preparation and also space for your modern day electric gadgets, there’s even a beautiful butler sink nestled into one of the work surfaces with a window conveniently placed in front.. The kitchen has a step dividing it and as I have mentioned before, it was originally two cottages that has been knocked into one much larger one, hence the step. You have more storage space in this kitchen than I think you’ll ever need but then again the more space you have to store things, the more you’ll buy to fill it. Two separate windows look out over the private rear garden, there’s a void for a large range cooker (or this one may be negotiated into the price) and a tiled floor leads you to the other end of the room where you’ll find a double glazed stable door opening into the utility room.

The utility room is home to all the usual things that you’d expect to find in one, with plumbing for them too and the present owner also keeps their large free standing fridge freezer. There is also a window and door to the rear gardens and tucked away in the corner behind a closed door, is another toilet, which is ideal for when the kids or adults get caught short after playing in the garden, as it saves them traipsing through the home with their muddy boots.

Now we have to go back through the inner hallway in this home, remember we are walking clockwise to make my description a little easier…..best thing to do is look at the floor-plans and you should be able to follow me. The inner hall with its beamed ceiling has a handy storage cupboard and then there is an archway which was knocked out to join the original two cottages together – you can see just how thick the walls are too. A window overlooking the side aspect also allows light to flood into this space at the far end of the hall, where there is another staircase leading up to the third bedroom and third bathroom – I told you it was complicated…..but look on the bright side, at least you don’t have to write it!! We will call this staircase two, so that it makes it easier to understand when reading about it. Anyway, forget about the staircase for a moment, we now come to the last room on the ground floor of this four reception room family home, which we’ll call the snug (see floorplans to get your bearings if you’re a bit lost!)

The snug has a beautiful open fireplace with a three-quarter circle ornate brick insert which is such a beautiful and yet very practical feature of this room. You can imagine spending a happy cold winters evening here, the fire crackles away while you sip your cup of hot coco, or a glass of wine, and read a good book, just as they would back in the day when this family home was built. Two windows look out over the front aspect, I can only imagine that one of these would originally have been the entrance to the cottage…….and this gave me an idea……

Now, you would need planning consent from the local authority but if it was originally two cottages, so I don’t see why it couldn’t be again – my idea was, it would be an ideal holiday let, B&B or annex for a young teen who’s not quite ready to leave home yet! I mean, it has it’s own living room, staircase, bedroom, bathroom and if you incorporated the utility rom back and turned it into a kitchen, it’s an ideal place for one of these uses where you could make some extra money – or if it was for your young teenager, would save you a large deposit for their first home – but it’s just an idea – you would need to talk to planning and your mortgage company to see how easily this could be done!

So from this end of the home, if you walk up staircase no.2, it will lead you to a generous sized double bedroom, which has a window looking over the front aspect and there’s a bathroom right next door to it, so pretty much an en-suite. This could easily become a self-contained annex as it has everything that you would need to live or stay there – if it was a B&B or similar.

Now, if we walk back down staircase no.2 and head along the inner hallway to the lounge, you would then go up staircase no.1 to the other two bedrooms and two bathrooms – actually one is shower room and the en-suite to the master bedroom has a bath and a shower. Again there is one bathroom to each of the bedrooms upstairs, although the shower room is not attached to bedroom two.

The outside rear of the home offers a very generous sized garden with a cobbled stone pathway that leads around the perimeter of the home accompanied by an old stone wall that holds the raised garden up. The raised area offers a larger area of lawn, which is accessed via stone steps leading up to tiered levels before you reach the high ground, which is bordered by wooden fence and mature trees and shrubs making this a really nice and private area to sit and relax in at the end of a hard day at work, or where you can sit and watch the children or grandchildren have the time of their lives playing.

An old stone outbuilding sits to the bottom rear of the home and has electric making this an ideal place for an office, games room or just a store room – but its another great space to have regardless what you use it for.
