Situated in a quiet cul-de-sac in the popular and convenient village of Leeswood, this home is an excellent proposition for a growing family on a budget. The laminate floor continues into the kitchen and this is an example of clever thinking. So many people feel it necessary to attempt to cram a formal dining table into spaces where they really shouldn’t and end up with a kitchen diner that fulfils neither role properly. Here, we have a comfortably sized kitchen in which dining is easily possible courtesy of a neat breakfast bar along the side wall, with its stools conveniently stowed beneath. The kitchen features all the necessary voids for washing machines, vertically mounted integrated fridge and freezer and ofcorse finally, a corner hob with electric oven.

The back door leads directly into a small off shoot of the conservatory which serves as a rear porch and also gives access to the conservatory itself. This is of a good size but if I am honest, it is of traditional wood construction and could do with a bit of TLC.

Beyond here is the tiered garden, with different levels offering different surfaces from decorative gravel with assorted shrubs to the decking area, perfect for the BBQs that real family homes thrive on. From the upper level here, it is possible to see the garage roof where unfortunately standing water could be seen. If this is not leaking, it must only be a matter of time but as I said, various things are in need of a bit of attention as is reflected in the asking price.

Moving back indoors and upstairs we come to the rear facing bathroom. This has attractive ceramic floor tiles and matching tiles cover the walls, it also offers a heated towel rail-radiator to keep the winters chills at bay, hand basin, lavatory and bath with shower over, protected by a folding glass screen.

Adjacent to here is the rear facing bedroom. Although compromised by a deep set of fitted wardrobes this remains a comfortable double room with a pleasant and sunny outlook over the garden.

Towards the front of the home we find the ever present ‘smaller bedroom’. This, although admittedly fitting this description is more useable than many I have seen and is well able to contain a single bed in spite of the intrusion of the stairwell. Even this has been put to good use by mounting a small wardrobe on the top, negating the need to floor space to accommodate an essential piece of furniture.

Finally we come to the master bedroom. This is a comfy double and provides masses of storage space by virtue of the comprehensive suite of fitted furniture covering two of the walls. Plenty of light is provided by the large picture window overlooking the front garden.
