WE HAVE NOTICED This is a super family home - with no disappointingly sized rooms! No need for arguments over who has which bedroom here, as they are all generous! Downstairs is a treat also, providing three excellent reception spaces including the spacious kitchen/breakfast room. The property is also flooded with natural light, with each room boasting huge picture windows!

SITUATION Clevedon is a beautiful Victorian seaside town overlooking the Severn Estuary, and just 13 miles from Bristol and 10 miles from Weston-super-Mare with good public bus links to both major towns. Popular features include Clevedon Pier, a grade 1 listed building, Clevedon sea front with pebbled beaches and a marine lake, ornamental gardens and a Victorian bandstand all within a 10 minute walk of each other. There are a selection of stylish cafes and restaurants situated next to the Pier and the town is also home to the Curzon cinema which is the oldest purpose built cinema in the world in working order. There is plenty of choice for shopping, both in Hill Road and at The Triangle, centred around the Victorian Clock Tower. Water sports are a feature of the local scene with clubs for canoeing and sailing as well as a variety of other sports such as cricket, rugby and football, as well as golf, bowling and riding. For walkers there are some fantastic routes with the Mendip Hills and vales of North Somerset famed for some of the loveliest walks in the region. World class fishing is offered at the nearby Chew Valley and Blagdon Lakes, and a number of well established equestrian centres are located nearby.

DIRECTIONS From Clevedon Triangle take the B3133 onto Old Street (towards Bristol). Turn first left onto Chapel Hill and follow until it becomes Hill Road. Turn right opposite Clevedon Bowling Club onto Park Road. At the T junction turn right onto Thackery Road and then another right turn onto Thackery Avenue, then take the next right into Ash Grove. The property will then be found immediately on the left hand side.

THE GROUND FLOOR The entrance hall offers a understairs storage cupboard, stairs to the first floor, and access to all remaining ground floor rooms.
The downstairs WC has a window to front, WC and wash basin found to the right hand side of the main entrance door.
The spacious living room has the first of many huge windows, overlooking the front garden.
The kitchen/breakfast room is next. This room has been opened up and extended into what originally was a utility room, to provide a more comfortable dining space and open plan feel. Two windows overlook the rear garden, and there is also access into the dining room and garage.
The dining room is another impressive space, with large window overlooking the rear garden.

THE FIRST FLOOR Each of the four bedrooms are of a very good size in consideration of what you might typically find for the price of the property. Thry all boast large windows, and the front bedrooms enjoy a pleasant outlook with far reaching views.
The family bathroom has a window, three piece suite comprising bath with shower over, WC and wash basin.

THE GARAGE AND DRIVEWAY The garage has been extended into the original side access that ran between the garage and the house. This provides more space to what is already a large garage. There are two doors providing pedestrian access to the front and rear, as well as an up and over door to the front to allow vehicular access. The garage also offers scope to extend into again for further living space.
The block paved driveway provides off street parking for two vehicles.

THE GARDENS The front garden gently slopes away from the house and is primarily laid to lawn.
The rear garden is quite secluded and mature, with a level lawn and stone paved areas to enjoy the sunshine. There is access into the garage and attached garden store.
