Constructed in the late 1980s, Orchard Meadow House is a unique and highly individual residence enjoying a tucked away setting within the grounds of Broke Hall Park. Sitting amidst mature gardens which include many fine oak trees, a sweeping drive leads through wrought iron gates into a secure and enclosed central courtyard around which the house is arranged. Steps rise to a sheltered entrance hall with a double set of twin doors opening into a central dining hall with high ceiling, exposed timbers and an oak floor. The brick fireplace houses a wood burning stove and a full height picture window overlooks an attractive pond. Wide openings in either direction lead into an equally impressive well-proportioned twin aspect drawing room complete with an open fireplace, high ceiling and a further full height picture window. In the other direction, the dining room flows into a wonderfully light and bright open plan kitchen/breakfast room, with a pair of full height windows, matching those in the other two rooms affording views across the gardens and the adjoining meadow towards the River Orwell beyond featuring travertine tiled flooring, the fully fitted kitchen by John Lewis includes Corian work surfaces and an expansive L-shaped central island.
A further door from the dining hall opens into an amazing at-home cinema with a full width screen and ceiling projector, eight reclining leather seats arranged in two banks of four above which is a fully equipped bar and function area. The room has surround sound speakers and cinema lighting.
An oak staircase leads from the dining hall to the first floor landing, set off which is the principal bedroom suite which features a master bedroom, open plan into a fully equipped dressing area by John Lewis, beyond which is a fabulous and spacious en suite bath/shower room. There is also a well-proportioned guest bedroom with further fitted cupboards and a luxury en suite bathroom in the south wing.
The north wing, which sits beyond the cinema room, can also be independently accessed, and accommodates a flexible use ground floor bedroom 3, with an en suite bathroom, which can easily be used as a further reception room if preferred. Above, there are three further bedrooms (taking the total to six bedrooms), a fully equipped kitchen and two further bath/shower rooms (one en suite) ? taking the total number of bath/shower rooms to five.
The property extends in all to some 6,000 sq ft and benefits from a recently installed oil fired central heating system with underfloor heating throughout the ground floor together with a modern security system.

LOCATION

Accessed through soon to be electronically controlled gates, Broke Hall, a magnificent red brick Georgian mansion, is a Grade II* listed building standing on the north bank of the River Orwell, opposite Pin Mill, set at the end of a quarter-mile-long lime tree avenue surrounded by a Repton-designed deer park.

The Hall was the ancestral home of the Broke family, having been granted by Henry VIII to Sir Richard Broke, who was at the time First Baron of the Exchequer. However, the most notable scion of the family was Admiral Philip Broke, who was honoured for saving the reputation of the Royal Navy by his famous victory, off Boston Harbour in 1813, when his ship, HMS Shannon, defeated and captured the frigate USS Chesapeake in the War of American Independence.

The Hall itself, is today sub-divided into apartments and flats and within the grounds the former Orangery wing and estate buildings have been converted to a select number of high quality residences. Broke Hall Park is administered by a resident?s association with a modest annual charge for parkland and driveway maintenance. There is access to the foreshore (from which dinghies can be launched to provide access to deep water moorings), and to a riverside path, which leads to the neighbouring village of Levington and its popular pub ?The Ship?.

At the head of the drive, is the well reputed Orwell Park Prep School whilst with the village is, a primary school and post office/store. The A14 is just 2 miles away and provides links to the East Coast Ports, Cambridge and the Midlands as well as to London and to the country?s main road network (via the A12).

Main line rail services run regularly from Ipswich to London?s Liverpool Street Station in about 70 minutes. There are excellent water sport opportunities on the Orwell and Deben estuaries, including the nearby Levington Marina, and golf courses at Ipswich, Rushmere, Seckford, Melton and Woodbridge together with a full range of shopping and commercial facilities in Ipswich.
