Location

Waveney House is situated in a lovely secluded position on the north side of the Waveney Valley, a natural boundary between Norfolk and Suffolk. The house occupies a commanding position with outstanding and far reaching views to the west over the Waveney Valley.

There are local shopping amenities in the village of St Olaves which is approximately 8 miles from the market town of Beccles, 20 miles from the cathedral city of Norwich and 8 miles from Great Yarmouth and Lowestoft. There are good sporting facilities available in the locality, in particular sailing and boating on the River Waveney, which connects with the nearby River Yare, allowing access to the whole of the Norfolk and Suffolk broads network. The property is also situated a short distance from the attractive conservation and estate village of Somerleyton.

Description

Waveney House is a substantial late Victorian property, built in 1896 of mellow red brick under a slate roof and situated in a commanding and elevated position with far reaching views over the Waveney Valley to the west. The house has impressive accommodation together with large and well proportioned rooms with good ceiling height typical of the period and many of which have fine views over the Waveney Valley. There are many attractive features including fine cornice work and mouldings, fire places and panelled doors etc. The property was acquired by the current owners in 1995 and various improvements have been made over the period and the property has been significantly refurbished and updated. The work carried out included re-roofing, updating the wiring, plumbing and heating installations and provision of a custom built kitchen with four oven Aga as well as replacement of all 3 bathrooms in the main house. The original Victorian conservatory was sympathetically rebuilt in the same design with bespoke hardwood joinery.

The house is situated in delightful and mature grounds in an elevated position with far reaching views and with mature woodland which slopes down towards the Waveney Valley. The north eastern section of the house was a originally used as a separate annexe and this could be reinstated, if desired.

OUTSIDE
The house is approached from the north through wrought iron entrance gates mounted onto brick gate piers with flanking walls. This leads to a large gravelled turning and parking area which lies to the north and east of the house. A gravelled terrace with stone balustrading lies to the west of the house from which there are outstanding and far reaching views right out over the Waveney Valley.

Steps lead down onto a large lawn and the land beyond is largely mature woodland sloping down to the Waveney Valley. The woodland contains many magnificent mature trees, in particular oak. To the south of the house there is a further extensive area of lawned garden bordered by mature trees and woodland and there is a heated swimming pool. The woodland, under planted with rhododendrons, continues to the south and west. The rebuilt Victorian conservatory overlooks the swimming pool with its paved terrace and borders and there is a further paved terrace approached by French windows off the kitchen and dining area. The mature grounds in all extend to about 4.2 acres.
