Location

There are many other golf courses in the area including two at St Andrews Bay, The Dukes Course, Kingsbarns, Crail and Elie. St. Andrews is also well known for its University, which is one of the oldest in Britain (founded in 1410).

St Andrews provides good state schooling at Madras College and private co-educational schooling at St. Leonards. There are other co-educational private schools near Perth (Glenalmond and Strathallan) and Dundee High School is within easy reach. The town has a good range of shops, hotels and restaurants , a cinema and the Byre Theatre.

Beyond St Andrews is the East Neuk of Fife with its spectacular coastline, with fishing villages around picturesque harbours and sandy unspoilt beaches.

Access by rail, road and air is good. Leuchars railway station (4 miles) is on the main Aberdeen to London train line and provides a fast link to Dundee and Edinburgh. Edinburgh Airport (50 miles) has a wide range of domestic and international flights.

Description

140 North Street is a traditional stone built mid-terraced townhouse. The property was built in 1844 by the local architect George Rae. It has been recognised by historians to have had an influence on Rae’s design for the original Royal and Ancient Clubhouse. Stone from the ruins in St Andrews was used in the construction and some of these historic stones can clearly be seen.

The property was extensively extended by the current owners in 2012-2013 using plans drawn up by Scott Turpie of the acclaimed local architects Nicoll Russell Studios Ltd. The design of the living room that links to the garden is outstanding, maximising daylight and merging the inside and outside space by using a sliding glass wall.

The property is deceptively large and internally the accommodation has been finished to a high standard. There are four bedrooms, three of which have en suite bathrooms and a family bathroom. Downstairs the large open plan area accommodates a kitchen, dining area and living room. There is a separate sitting room, which can be used as bedroom 5 and a wet room.

To the south, there is a large private garden which has been divided into different areas including, a secluded patio area linking to the living room, fruit and vegetable gardens with raised beds, a hot tub and green house, and a Tour Greens artificial putting green.

Vestibule with coat hooks and original tiled floor. Central hall with original wood paneling to dado level, and a built in golf club storage area for ten sets of clubs.

Sitting room with a feature Esse flueless gas fire, original working shutters and a sliding pocket wall connecting to the kitchen.

Kitchen with large range of base and wall cupboards, a stainless steel peninsula including an integral Franke sink, a Fisher & Paykel double drawer dishwasher and a Bosch dishwasher. There is a black Everhot electric range cooker and a dual fuel cooker with two electric ovens and a gas hob.

The kitchen has been designed for professional catering and storage includes a large pantry cupboard with a hand wash basin, fridge freezer plumbed for water and ice, wine cooler and a double stainless steel sink with pot washer.

An outstanding contemporary family space with high quality fittings and finishings, a Stuv wood burning stove and zoned electric under floor heating.

Three panels of Sky-Frame glazed doors with a recess for blinds slide open in either direction to allow level access to the south facing garden. There are also large ceiling windows, two of which open by electric motors.

A double height hall below Master Bedroom leads to the wet room and a glazed back door.

French limestone flooring throughout the ground floor.
