Full description

Situated just outside Truro, a highly atmospheric & individually positioned country property. No near neighbours. 4 Bedrooms. Character accommodation. Attractive gardens & grounds. Natural woodland. Extensive range of buildings. EPC Band E. 2.6 Acres

Situation - Approached over a stone driveway and standing within its own grounds, Clifton Cottage is ideally situated with no near residential neighbours. It stands in a south facing position just outside Truro in a pleasant rural position, yet is only about 3½ miles from the centre of the city. To the rear of the property is a railway line and it should be noted that the line is set within a cutting. Truro is the commercial and retail centre of Cornwall and there is a railway station on the London Paddington line.

Description - The final approach to Clifton Cottage is through its own attractive mature grounds with grassed areas supporting deciduous and coniferous tree standards. The driveway leads to a circular car parking and turning area from which there is direct access to the house and a single garage.
The period house offers four bedroom character accommodation over two storeys which warrants some updating. Given two staircases within the accommodation, it is considered that Clifton Cottage could be adapted to create dual accommodation (subject to any necessary consents and approvals). The house stands in an elevated position overlooking its own most attractive formal and natural gardens and grounds.
