3 CUCKOO HILL, BRUTON, SOMERSET, BA10 0AF
An attractive and well presented three bedroom home in a convenient location in the popular town of Bruton. The house has light and airy accommodation including a sitting room, kitchen, dining room, utility, cloakroom, three bedrooms (one with en-suite) and a family bathroom. Outside there is a pretty rear garden with a seating terrace, parking and a garage.

About the area
Bruton is a ancient small town (population around 3,000) in South Somerset, situated in the Brue Valley surrounded by beautiful and accessible countryside. Predating Roman times it has evolved gently through the ages with many interesting and historical buildings defining its character. In the time of Canute there was a Royal Mint in Bruton and it is recorded in the Doomsday book. Later it developed as a market town and the wool and silk trade prospered. Today its main industries are agriculture and education with four excellent schools in Bruton: King's School, founded 1519, Sexey's School, founded 1660, Bruton School for Girls, and a primary school. There are other noted independent schools in the area including Hazlegrove at Sparkford, Millfield at Street, Sherborne Schools, Wells Cathedral School, Downside, Port Regis and St Mary's, Shaftesbury.

*
Bruton has many thriving groups and societies including a Festival of Arts, Horticultural Show and musical and theatrical productions and a thriving museum. The town has a small range of shops and a variety of pubs and restaurants including the award winning 'At the Chapel' and the 'Roth Bar & Grill' at the famous Hauser & Wirth gallery. There are many other charming towns nearby which together offer a wide range of shopping, cultural and sporting activities. These include Castle Cary, Sherborne, Shaftesbury and Wells with Bath, Bristol and Salisbury all being in easy reach. Communications are good with a small rail station in Bruton (Bath, Bristol, Weymouth and a limited service to London) plus mainline services at Castle Cary ( for Paddington) and Gillingham (for Waterloo). The A303 a few miles south is the road link to London (2.5 hours) and Bristol international airport is within an hour's drive.

Accommodation
3 Cuckoo Hill has attractive painted brick elevations under a tiled roof. A path leads up to the front door which opens into the entrance hallway. On the right hand side of the hallway is a generously sized sitting room with a double aspect and French doors lading out onto the seating terrace. The dining room, across the hall, leads into the kitchen and has a pretty outlook out to the front. The kitchen is well fitted with a good range of drawers and cupboards, an electric cooker and gas hob with extractor above and space for a fridge/freezer & dishwasher. Adjacent to the kitchen is a utility with further storage and plumbing for a washing machine and tumble dryer. There are doors leading outside and into the cloakroom

**
Upstairs there are three bedrooms with the master having an en-suite shower room and built in wardrobes. There is a second double bedroom also with built in wardrobes and a single bedroom which could be used as a study if required. The bathroom has a contemporary finish with a bath, basin and w/c.

Outside
At the back of the house there is a sunny rear garden split over two levels. Immediately outside the property there is a private seating terrace which makes the most of the southerly aspect. Steps lead down to the lower terrace which has a garden shed and is predominantly laid to gravel for easy maintenance. The whole garden is enclosed with a gate out to the path which leads to the parking and garage.
