LOCATION

The land is situated on a minor road near the village of Cumrew under the Pennine hills in the Eden Valley. Cumrew is situated just off the B6413 which runs between Brampton, Castle Carrock, Kirkoswald and Lazonby and the position of the land is shown on the following plans. For sat-nav purposes use CA8 9DG although as this is a rural area, the postcode will take you slightly south of the land.



BASIC PAYMENT SCHEME

The land is registered with the Rural Payments Agency and the entitlements to the Basic Payment Scheme are not included in the sale. We understand the land is all designated as Disadvantaged LFA.



BOUNDARIES

The ownerships of the boundaries, as far as they are known, are shown on the attached Sale Plan with the usual 'T' marks. Subject to negotiation the Purchaser of Lot 4 will be responsible for erecting and maintaining a stock proof fence on the south west side of Cumrew Beck and to the road as shown "A" to "B" to "C1" on the Sale Plan. "A" to "B" is 54.7m and "C1" to "C2" direct is 25.4m.



The purchasers of Lots 1, 2 and 3 will be responsible for erecting new stockproof fences as shown on the sale plan. The future maintenance responsibility of the new internal fences between Lots 1, 2 and 3 will be jointly maintained by the neighbouring Lot owners but will be fully responsible for maintenance of the fence and gate adjoining the Access Area. The purchaser of each Lot will be responsible for installing a suitable gate off the common access area shown dark green, with the gate for Lot 3 being in close proximity to point G on the sale plan.

The land is sold subject to and with the benefit of all reservations, easements, wayleaves, rights of way and other matters, whether public or private and whether constituted in the title deeds or not.

Lots 1, 2 and 3 will have a vehicular and pedestrian right of access for all purposes from the roadside gate near point D on the sale plan to the individual Lots as shown approximately by the blue line on the sale plan. This access area will not be grazed by free roaming stock.
