Situation And Amenities - Smiths Farm sits in a rural position in the popular Marshwood Vale, in the hills above Lyme Regis, with easy access to Axminster, Charmouth and Bridport. Lyme is part of the stunning Jurassic Coast which stretches from Dorset to East Devon and makes frequent appearances in the River Cottage programmes. Lyme Regis has a thriving heart offering convenience and bespoke shopping of a surprising variety for a town of its size, as well as a number of renowned popular restaurants such as Hix's Oyster Bar and historic hotels. The town has a good provision of day to day amenities including banks, health centre, churches, well regarded primary and secondary schooling, library, cinema and a charming independent theatre. Lyme has a popular beach with golden sands, shallow waters and the famous Cobb with moorings for local vessels and charters for the keen fisherman or day tripper. The whole area is designated as an AONB and has excellent walking opportunities. There is a mainline station at Axminster with hourly services to London Waterloo, making the area an ideal home with excellent road and rail links.

Description - Smiths Farm is a detached farmhouse of stone and flint elevations beneath a slate roof, which sits in the heart of the Dorset countryside in the hills above popular Charmouth and Lyme Regis. In addition to the main house there are two well appointed holiday cottages and the owners have converted a former barn to additional accommodation for the main house. The house and barns sit around a traditional yard and are positioned to enjoy some simply stunning views across the surrounding West Dorset countryside. The main house has accommodation comprising porch, entrance hall, farmhouse style kitchen/ dining room, sitting room, conservatory, second reception room, study and shower room on the ground floor. While on the first floor are five bedrooms and one bathroom. Linked to the house (in the converted barn) is the ancillary accommodation which could be used for bed and breakfast a dependent relative or incorporated into the main house. This has a reception room, two double bedrooms and 3 bathrooms. The two holiday cottages sit on the opposite side of the yard so face away from the farmhouse so enjoys a high degree of privacy. The first of which is The Stable Cottage with accommodation comprising, sitting room/ dining room and kitchen on the ground floor with three bedrooms (one with en suite) and a shower room on first floor. The second cottage, called The Smithy, has a sitting room/ dining room and a kitchen on the ground floor with two double bedrooms and a bathroom on the first floor. Smiths Farm is approached via a private drive which sweeps down the hill and into the private courtyard. The property nestles on the side of the valley so enjoys a degree of privacy. The gardens and grounds total 2.88 acres.

Outside - There is a separate parking area for the two holiday cottages on the right hand side of the drive. Adjacent to the main house are private gardens laid principally to level lawn and there is a timber decked area which can be accessed via double doors from the kitchen/dining room. This is ideally positioned to enjoy the views across the valley. Both the holiday cottages also enjoy their own private outside spaces and again have patio areas to enjoy the views. The additional accommodation to the main house has a further seating area with views across the valley. Adjacent to the main house is the orchard, with a variety of fruit trees, which drops down into the valley. Overall this is a unique property set in the heart of the rolling West Dorset countryside yet with good access to the coast and excellent income potential.

Services - Private water. Private drainage (septic tank). Mains electricity. Oil fired central heating to the main house. Electric heating in the cottages.

Directions - Take the A35 towards Lyme Regis. Pass through Chideock and ignore the first sign left to Charmouth. When you reach a roundabout signed left to Charmouth and straight on to Lyme Regis, stay on the A35 by taking the 3rd exit towards Axminster. Go up the hill, past the right hand turn to Wootton Fitzpaine. A little further on, there is a dedicated right hand turn into a layby. Turn into the layby, there is a sign for Newfound Mobility with mobility scooters on it - continue down a steep incline at the back, through the gate and into the lane.
