Full description

Located in the heart of the conservation area of Padstow Old Town, Crenella Barn is an individually designed barn conversion offering a fabulous blend of stylish modern living in a characterful setting with some lovely features. The property is one of just four top quality high specification homes built by the award winning developers, Rosemullion Homes, in the year 2000 and this delightful development stands proudly in the former Victorian kitchen garden that once belonged to Prideaux Place.

With outside space, parking for two cars and within an easy stroll of the harbour, Crenella Barn is currently a successful holiday let with forward bookings into 2018 commanding rates in excess of 1,000 per week. Equally, once existing bookings have been honoured, it would make a superb second/holiday home for those wishing for an easily accessible central location.

Entering the property via the private courtyard patio, the part-glazed stable door leads directly into the generously proportioned open-plan living space which incorporates the modern fitted kitchen, dining area and comfortable sitting room. The well-appointed kitchen has a good range of base and wall units incorporating a 1.5 bowl sink unit, integral oven, grill and four ring gas hob. A freestanding under counter washing machine, dishwasher and fridge are all included. Tiled flooring connects the kitchen to the dining area which is a pleasant, spacious area with a Cornish stone feature fireplace with a woodburner style gas fire and slate hearth. Double glazed French doors open onto the courtyard.

Moving to the full-height yet cosy lounge area, with its feature triangular double glazed window to the side, there is a second Cornish stone fireplace. Exposed beams on the A frame ceiling add further interest and there is a delightful galleried landing with painted wooden balustrades above.

Taking the attractive painted and natural wooden staircase to the first floor, the galleried landing leads to the two bedrooms and bathrooms. The master suite is a bright, triple-aspect room with triangular feature window to the front, traditional wooden doors and useful, under-eaves, storage/hanging space. There is also a country-style en-suite shower room with a Mira electric shower.

The second bedroom is ideal for a truckle-style single-to-double bed and features a recessed wardrobe with shelving, a built in cupboard which houses the central heating boiler and access to the loft space. A second shower room completes the first floor accommodation - similarly styled to the master en-suite with a Mira electric shower enclosure.

Outside in the private parking area, two spaces are reserved for Crenella Barn immediately adjacent to the property and access to the house is through the enclosed courtyard garden which wraps two sides of the building with a low Cornish stone wall and railings. Services to the property include mains gas, electricity, water and drainage.

The historic and picturesque fishing town of Padstow is located on the North Coast of Cornwall and offers an extensive range of cafes, public houses and restaurants, none more so than Paul Ainsworth's Michelin starred No.6 and of course Rick Stein's esteemed Seafood restaurant. An Area of Outstanding Natural Beauty, there are several sandy beaches within 2 to 4 miles as well as the championship golf course at Trevose. The town also has a supermarket and excellent Primary School. For more extensive shopping facilities, the thriving market town of Wadebridge is just 7 miles distant and offers a fine selection of shops and amenities including a sports centre, cinema, a primary and secondary school and a selection of supermarkets. The nearest mainline station is Bodmin Parkway which is approximately 20 miles distant with the nearest airport at Newquay approximately 14 miles away.

To find Crenella Barn, drive towards Padstow on the A389. Follow the road round the outskirts of the town passing the fire station and main carpark. Turn right at signs for Prideaux Place and Fentonluna. Pass the entrance to Prideaux Place then take the next left into Tregirls Lane. First right into High Street and the entrance to Fentonluna Gardens can be found approximately 70 meters along on the left hand side, Crenella Barn is the first property on the left as you turn in. The postcode for satellite navigation is PL28 8BW.
