Full description

Tenure: Freehold

A spacious 4/5 bedroom detached house, situated on the outskirts of Canterbury, close to the University of Kent, yet within walking distance of the city centre. It has had many improvements over the years including a conversion of the garage and the addition of a ground floor shower room and a study/guest bedroom, which lend themselves ideally to use as a ground floor annexe. Furthermore, the property backs onto farmland and woodland, which provides a lovely backdrop for this modern family home.

A double glazed entrance door opens into a small hallway with a boot room created from the former cloakroom. A half glazed door then leads into a large open plan living/dining room with the stairs to the first floor and storage under. The dining area has double glazed patio doors to the garden and doors to the extension and kitchen.

The kitchen has a ceramic tile floor, a range of wall and base units with work surfaces and tiling over. There is a door to the garden, space for white goods and space for a freestanding cooker.

In 1998 the owners converted part of the garage into accommodation and also extended the property to include a shower room and a study/guest bedroom. This could be used as an annex and it may even be possible to utilise the storage area at the front of the property to create a small kitchenette.

The landing has wood balustrade, a double glazed window to the side and an airing cupboard. There are four bedrooms, two doubles and two single rooms, one with built in storage. The family bathroom has a tile effect laminate flooring, a panel bath with a shower screen, mixer taps and a shower fittings. There is also a low level w.c.a pedestal wash hand basin and tiling.

OUTSIDE:

The rear garden is approximately 40’ X 22’. It is paved around the house with a retaining wall and steps that lead up to a lawn area with flower and shrub beds and a patio. The owners have fenced the back with trellis fencing as it overlooks a large area of farmland and woodland. This extends for miles and it’s even possible to walk to the coast from here.

At the front of the property is a small lawn area with steps up to the entrance. There is a hardstanding for one car and also storage created from the division of the former garage.

SITUATION:

Canterbury is a vibrant and cosmopolitan city, with a thriving town centre offering a wide array of High Street brands alongside a diverse mix of independent retailers, cafes and international restaurants. The city also offers a fine selection of sporting, leisure and recreational amenities, including the refurbished Marlowe Theatre.

Canterbury has an excellent choice of educational amenities, including three comprehensive schools, three grammar schools and a number of well regarded junior and senior private schools. There are also three universities. It offers a regular rail service to London Victoria, Charing Cross and Cannon Street and the high speed rail link connects with London's St Pancras from Canterbury West station in just under one hour.

Ashford International station and the Channel Tunnel at Folkestone are both about 14 miles away and provide regular Eurostar and shuttle services to the continent, whilst the A2/M2 motorway provides good access to both London and the Channel port of Dover.

The surrounding countryside is predominantly farmland and is ideal for those who enjoy outdoor pursuits, such as walking and horse riding. There are also numerous pretty villages to explore, most with a church and a public house.
