Full description

LOOKING FOR A RE-DEVELOPMENT OPPORTUNITY OR HOME BUSINESS IDEA? Currently a fish and chip shop with large split-level maisonette and integral double garage, workshop and store rooms. There is huge potential to convert into 1 large home or separate residential dwellings (subject to planning).

Mistley Fisheries is well known in the local area for its excellent food and friendly service. However, the current owners have decided to retire after many happy years of trading and raising a family here. Over the years this property has been extended to create ample living space and now offers huge potential to adapt for many different uses.

Different buyers will have their own ideas about the way the property can be developed and used. Two immediate examples are the potential to increase the commercial space and create separate residential accommodation or convert the commercial part within the residential development. There are many other possibilities.

The lower ground floor alone measures 49'11 X 17'8 and is currently a garage, workshop and store room but is crying out to be converted into living space. There is also vehicle access via a descending driveway to the side of the property with ample parking and car port. At the rear there is an enclosed garden measuring 50' X 30' approximately, which in turn could easily be developed into reallocated or extended parking.

The property is close to the Anchor Inn public house/bed and breakfast and therefore just up from the centre of Manningtree. It is less than 10-minute walk to Mistley Railway station with direct links to London Liverpool Street. It is also just up the hill from the popular attractions along the Quay.

From a long-term investment perspective, Manningtree, Lawford and Mistley are continuing to grow in population and commercial viability. Popular for many years as a town well situated for London commuters, their presence as a residential growth area, and consequent commercial growth, is increasing by the month. Within the past 2 years alone, the prestigious Summers Park development has brought a presence of stately grandeur to the edge of Manningtree, the last of the long-derelict Mistley Quay maltings buildings is finally being developed and all the surrounding villages are experiencing establishment of 2 plots here, 6 plots there. The whole area is buzzing.

Manningtree train station is on the InterCity main line to London, and has 3 direct services per hour running to the capital Monday - Saturday daytimes taking about an hour to reach Liverpool Street station. There are also direct links to Colchester, Ipswich, Stratford, and Norwich as well as a number of other places.

Mistley Station is just one stop on from Manningtree and has its own car park.

First Buses run the 103/104 service to both Harwich and Colchester. The service runs at least once every 2 hours, every day of the week.

Manningtree, with its neighbours Mistley and Lawford, is a town that blends interest and character with practicality. It is a small town, sitting alongside the Stour Estuary so you are never very far from riverside views and long walks. There are many pubs and restaurants, and the high street has a number of small independent shops, ranging from well-packed delicatessens to art and jewellery shops, as well as the essential day-to-day supermarkets. Architecture is a mix of old and new, from 17th Century to 21st.

The famous Essex Way footpath runs across Essex from Harwich to Epping, including Mistley, and is within quarter of a mile of the house, whilst the Stour estuary is just down the road. So if you enjoy the fields, the forests, or the water, and want to take advantage of a small, virtually blank canvas development opportunity, then don't hesitate to call.
