Listed Building Consent was granted for the scheme on 12/01/15 under reference H11-0124-13 again subject to conditions The Hotel might lend itself to a change of use to, for example, a mixed retail/residential scheme, subject to planning permission.

The planning permission provides the provision of 39 residential apartments, of which not more than 26 shall be occupied until the repair and refurbishement of the Bull Hotel has been completed.

The site is subject to a Section 106 Agreement Covenanting the owner to commence the works to the Bull Hotel to the reasonable satisfaction of the Council no later than the date of completion of the 26th dwelling to be occupied and to complete the works to the Bull Hotel no later than the date of occupation of the 36th dwelling to be occupied.

A scheme has been drawn up by architects to create four retail units to the ground floor of the Bull Hotel, with the creation of further residential accommodation to the upper floors, plus a further residential unit toward the end of the rear partition of the Hotel. These proposals have not been submitted to the Council for purposes of obtaining planning permission, etc.

THE DEVELOPMENT LAND NOW AVAILABLE FOR SALE COMPRISES THE AREA ON WHICH THE FIRST 3 APARTMENT BLOCKS ARE PROPOSED, AND COMPRISING OF A TOTAL OF 21 RESIDENTIAL UNITS. THE BUYER WILL NEED TO COME TO AN UNDERSTANDING WITH THE COUNCIL AS TO HOW MANY CAN BE OCCUPIED BEFORE THE HOTEL IS REFURBISHED.

Planning Permission for the erection of 3 Apartments Blocks comprising the 21 residential units was granted on 8th June 2007 by South Holland District Council under reference H11-0964-06. This consent has now lapsed and planning permission would be subject to a new planning application.
Various Options have previously been entered into in respect of parcels of land adjacent to the development site, which would allow for further residential development, comprising the balance of the 39 units. These Options have subsequently expired, but might be taken-up again.
