Handsome Grade II listed cottage in an unspoilt rural hamlet

The village of Tunworth is one of Hampshire's best kept secrets tucked away along a narrow country lane and set within unspoilt rolling countryside between Upton Grey and Mapledurwell.
A small rural parish with the 12th century All Saints Church, the village borders Herriard Park with Beechcroft lying within a Conservation Area. Upton Grey is about a mile away where there is a village hall with shop/post office attached and a public house. Further day to day amenities are available at nearby Odiham or Old Basing with the larger towns of Basingstoke, Alton and Farnham providing more extensive shopping, recreational, business and educational facilities.

Trelawney is a most appealing semi-detached former farm cottage, being the southerly property of the pair. The cottage is recorded as being built around 1817 (a plaque indicating this date is above the front door) with later additions. The accommodation would benefit in some respects from modernisation. The cottage is set back from the lane behind a mixed hedge and accessed through a pair of five bar gates opening into an expanse of gravel drive and the detached double garage. The habitual access is from a brick path and through a rear door, one of two half glazed doors, giving access to a rear hallway. The sitting room, with an inglenook fireplace has exposed ceiling timbers. The kitchen/breakfast room (in the more recent extension), with its AGA housed in a chimney breast and with space for a table, opens to the southerly facing side terrace through French windows. Wide stairs, with inset bookshelf at its head, divide to give access to two double bedrooms and the master bedroom and bathroom with an integral further bathroom.

Gardens and Grounds
The cottage is set well back from the lane and enclosed by hedging, panelled fencing and at the end of the garden, post and rail fencing with open fields beyond. To the rear of the detached double garage, with its internal stairs leading up to a very versatile room, is a conservatory from which to enjoy the view. The garden is mainly lawn however to the rear it surrounds an ancient yew tree. To the side is a paved seating area.

Square Footage: 1,575 sq ft

From junction 5 of the M3: Proceed on the A287 signposted to North Warnborough then turn right at the roundabout onto the B3349. After approximately 3 miles upon entering Upton Grey and having passed the Hoddington Arms on the left hand side turn right at the duck pond onto Church Street and after about one mile proceed down the steep hill at the bottom at the right hand bend the entrance to Trelawney will be found on your left after a short distance.
