A new mains Vaillant gas boiler was fitted last September with the fitting date and all paperwork present nearby. Also, there is a washing machine plumbing connection, gas connection, and a mains consumer unit covered by a nice glass cabinet with a light. There are three lights in here, two windows, an entrance door with outside light, sliding doors for the bathroom, and one medium radiator.

The living room measures approx. 11ft 6” x 11ft with a cut-out for the fireplace which is marble with an inset remote-controlled electric fire having three settings, flame only and two heat settings. Two wall lights and one central light (dimmer switch) give ample lighting.

There is one large double radiator under a large leaded bow window. The other window is also leaded and gives a view of the large garden that I will describe later. Five double power points, a telephone socket and an aerial socket are also in this room. There is only one house to see opposite that is occupied by a nice quiet lady.

The main entrance is gained by stone steps to a porch with a light outside to a nice door, not double-glazed that leads into a utility room or whatever you want to make it? In here there is one double socket and one window giving a nice view of the garden. This porch measures approx. 9ft 6 inches x 10ft and leads to the living room through a frosted glass double-glazed lockable door.

The outside garden is spacious and contains 2 apple trees, a fig tree, a large fishpond with a working pump filter that refreshes the water which tumbles down a channel back into the pond.

A Garden shed measuring approximately 9ft x 5ft contains a light, and several power points Another shed is behind the house measuring 10ft x 4ft and may be dismantled and moved if necessary. The garden is surrounded by bushes and a large silver birch is round the back. There is also another space under that tree to put another shed if needed. Two outside power points are present and one garden hose water supply near the large shed.

There are three water stop taps, one in the kitchen under the boiler and two more under the house. One of those is very handy just above the under-floor access point on the right of the house looking at it, and one more further away via the same access point. Anything left in the sheds, under the house etc. all come with the sale.

1 cat per household is permitted with the park owners consent, one car per household with a dedicated parking space, and children, most of whom live on the other side of the park. Dogs may be permitted but check with the park owner first.

The ground rent for this is approximately £200 per month and goes up in February each year according to inflation.

The utility bills, mains gas and mains electricity, are paid via the ground rent according to usage.

There is fibre broadband here that gives a very good speed. I used TalkTalk with no problems, but there are other providers.

The house insurance per year is around £200. There needs to be no solicitors involved and you will pay £112.500 to me and then £12,500 to the park owners. I did it without the cost of solicitors with no problem whatsoever!

It is valued at around £149.000, and I reduced it to the present price for a hopefully quick sale!

Recent park rules say that a car may be parked outside the house at an extra cost, but as stated above, there is one free dedicated parking space per household.

This really is a must to view and I am open to all sensible offers!
