The soil is classified as being of the Foggathorpe 2 series which is slowly permeable seasonally waterlogged stoneless clayey and fine loamy over clayey soils. The land is located directly to the north of the M180 and the east of Crow Tree Lane. The land lies approximately four miles south east from Thorne and six miles south west from Ealand.
To access the land when traveling eastbound on the A18 from Thorne to Ealand/Crowle take the first right onto Crow Tree Bank, sign posted for the ´Peatworks´. Continue down Crow Tree Bank for approximately 0.5 miles. The land is accessed by an internal track which is the last turning on the right before the M180 flyover.
