Full description

A delightful 1920s detached house in a garden of approximately 0.744 acres with frontage to the River Wylye and approximately 240 metres of single and double bank fishing pleasantly situated in a no-through lane in the popular village of Upton Lovell.

The property, which is thought to have been constructed in the 1920’s has been in the same ownership since 1982. It has attractive stucco rendered elevations beneath a thatched roof and has attractive accommodation which could be used in a variety of configurations to fulfill a number of requirements. The accommodation is particularly light and the large windows enable spectacular views to the front across the garden, the River Wylye and the water meadows beyond. Although now a little dated, the property has been well maintained. It also has modern Anglian double glazing (for which there is a warranty) and an oil fired heating system.

It is unusual for properties such as this to come on to the open market, particularly as it has extensive and charming accommodation, a well stocked garden, river frontage and fishing rights and an early viewing is therefore recommended.

Upton Lovell is a delightfully unspoilt village which is peacefully located in the heart of the Wylye Valley to the south of the A36 which provides good access to Warminster, the A303 and the Cathedral City of Salisbury. The Wylye Valley is renowned for its picturesque countryside which caters for all manner of country pursuits and is perfectly located between Salisbury and Bath. Within the village there is a popular public house, The Prince Leopold, which was so named in memory of the youngest son of Queen Victoria who lived at Boyton Manor in the neighbouring village of Boyton. There are facilities in nearby Codford which include a doctors surgery, a Budgens convenience store and garage, post office, veterinary surgery and small theatre. There are many popular country pubs nearby most of which serve excellent food whilst the market town of Warminster provides further everyday facilities which include a Waitrose and there is also a mainline railway station with services to London Waterloo (approximately 120 minutes) and Bath (from 25 minutes). There are further direct line stations to London Waterloo including Grateley (from 75 minutes) Tisbury and Salisbury (from 90 minutes). Westbury is also thirteen miles away which has a direct line to London Paddington (from 78 minutes).
Salisbury lies to the south east and provides a wider range of cultural , educational and shopping facilities whilst the A303 is nearby and provides excellent links to the west country and London via the M3. Trinity Trees is set within a delightful rural surrounding and is in a Conservation Area and in an Area of outstanding Natural Beauty. The area is also popular because of the excellent selection of schools, popular primary schools in the villages with both Salisbury and Bath retaining grammar schools. Public schools in the area include Warminster, Dauntseys, St Mary’s Shaftesbury, Port Regis, Marlborough, St Mary’s Calne, Bryanston, Sandroyd, Handford and Sherborne. In Salisbury there is the Cathedral School, Chaffyn Grove and Godolphin amongst others.

The property is approached by a drive off the village road and leads to an area of parking and a timber double garage with a concrete floor and single electrically operated up and over door and twin timber doors. The garage has power and light. Adjoining the garage is a tool shed/garden machinery store which is timber clad. The garden lies mainly on three sides of the property with it running down at the front to the River Wylye. Follow the sign to the village only and pass the Prince Leopold on the left hand side and continue along here whereupon the property will be seen after a short distance on the left hand side.
