Tenure: Freehold

10 Church Street One of the most prominent and best known buildings in the town, positioned opposite the church, and up until its recent closure having been the home of the Framlingham Conservative Club for the last 107 years.

The property which is understood to date from the early 1800's is of a Georgian style and is Grade II Listed. The frontage of the property is typical of the period presented with white facing brick work and sash windows under a slate roof, and behind the accommodation becomes three storey.

Prior to being the Conservative Club the property was in the ownership of the local doctor, and the single storey area on the north side may have operated as a surgery. A further part of the premises is the former chapel which is attached to the south side of the building, which in recent times has been a snooker room, but in intervening years we are advised was the local mortuary.

The ground floor accommodation extends to approximately 4,000 sq.ft., and includes a large entrance hall, with adjacent rooms including dining room, a large bar area, a separate saloon bar, kitchen and beer cellar together with ladies and gents w.c. facilities. Further ground floor accommodation includes the former meeting room on the north side of the property which offers 900 sq.ft., and the chapel premises on the south side of the property which offer a further 780 sq.ft.

Accommodation on the first floor includes three rooms which have been recently utilised as offices together with an associated store room. There is also access to a large steward's flat which has accommodation on both the first and second floor.

Outside Occupying a site of approximately ¼ of an acre there is vehicular access to the south side of the building which leads to an open car park area at the rear suitable for a dozen or more cars.

Location The property is positioned approximately 100 yards north of Framlingham Market Hill and hence within easy distance of all local facilities and amenities.

The town is home to a good selection of independent shops and businesses including cafes, restaurants, hairdressers, tea shops and delicatessens. Other town centre businesses include The Crown Hotel, Barclays Bank and a Cooperative supermarket. The town is well served by a popular primary school, high school and Framlingham College, and also has the benefit of a medical centre. Framlingham Castle dominates the town and is positioned just north of the town centre and is an increasingly popular tourist attraction.

Other nearby towns include Wickham Market and Woodbridge, and the county town of Ipswich is some 15 miles to the southwest.

Rights of Way We are advised that the owner of the "theatre" premises immediately to the north has a right of way across the car park, and the right to park two vehicles during day light hours.

Services All main services are understood to be connected. We are advised that the principal areas of the property have the benefit of an oil fired central heating system, with a separate gas boiler serving the rear portion of the property including the chapel/snooker room and adjacent toilets. The steward's flat is largely heated with electric panel heaters.

Local Authority Suffolk Coastal District Council
