Tenure: Freehold

An exceptional country house situated beside the tumbling Cochill burn in stunning rural Perthshire.

Location

Milton lies on the Cochill Burn at the head of Strathbraan, close to Amulree in the heart of Highland Perthshire. It has a tranquil, rural setting but is only 7 miles from Dunkeld and 9 miles from Aberfeldy, which are both picturesque towns providing local services. The railway station at Dunkeld has regular trains north and south and is served by the Caledonian Sleeper service to London.

Crieff, lying 15 miles to the south, also has a great selection of local services and, like Aberfeldy, has an excellent recreation centre offering a wide range of sports including a swimming pool, gymnasium and squash courts. Crieff Hydro offers further facilities. The area provides ready access to a wide range of outdoor recreational pursuits including golf on numerous nine and 18 hole courses, water sports on lochs and rivers, climbing and hill walking, with several Munros nearby.

Local independent education is available at Glenalmond College, only 12 miles away, and Crieff is home to Ardvreck (preparatory) and Morrison’s Academy.

Description

Originally a modest farm house and byre, Milton is now a beautifully refurbished house ideal for family life as well as for entertaining. There is plenty of storage and utility space in addition to social and comfortable living areas. The house is built in traditional stone beneath a slate roof with a stunning combination of slate tiled and wooden floors and oak finishes to the interior.

The principal entrance is to the front of the house and there is an everyday entrance to the rear which has a door opening into a boot room with fitted hand-made cupboards, ample storage areas and a Belfast sink set into the worktop. A stable door leads through to a spacious reception hall.

Off the hall there is a shower room with WC, wash hand basin and shower. A well designed larder with slate tiled worktops provides an excellent facility next to the kitchen, and across the hall a laundry room has a large washing machine and a tumble dryer. It is also fitted with plenty of cupboards and a sink. A downstairs cloakroom has WC, wash hand basin, hanging space and electrical cupboard.

An inner glazed door opens from the reception hall through double doors to the garden at the front of the house. The elegant and bright drawing room has a large open fireplace and French doors to the garden. A drinks cupboard and handy butler’s press with a small sink have lovely oak finishings.

Steps lead up to the kitchen from the hall. This is fitted with painted oak base and wall units. A Falcon gas range (Calor gas) with five burners is positioned adjacent to the two sinks. An American style fridge freezer is set within a range of fitted oak cupboards and the peninsula style breakfast bar has two Fisher and Paykel dishwasher drawers set beneath.

Beyond the working end of the kitchen the room opens into a double height dining area and sitting room which is finished off with a wood burning stove positioned in the corner. A stable door leads down some steps to the study and French doors lead down into the sun room.

The study is a bright room with fitted shelves and astragal glazed French doors leading to the garden. Next to this, the sun room, also with French doors onto the terrace, is a wonderful suntrap looking out over the garden towards the burn.

First Floor

Stairs with a carved oak balustrade rise up from the hall, through a mid landing lined with bookshelves, to the first floor. The natural light on the first floor is provided through a mix of sash and case windows and Velux roof lights. The loft, which is floored and lined, can be accessed via a Ramsay ladder from the landing.

There are five bedrooms in total, two of which are en suite. The family bathroom has bath with shower over, WC, wash hand basin and heated towel rail.

The master bedroom has an en suite bathroom with a fabulous double shower, Kaldewei jacuzzi style bath, WC and twin wash hand basins. There is also a dressing room with built in cupboards and ample hanging space.

Bedrooms 2, 3 and 4 are good sized rooms with windows looking out towards the garden. Two of the bedrooms benefit from fitted wardrobes. Steps from the main landing lead up to the guest room which has a large cupboard and an en suite bathroom with shower over the bath. In the hallway there is also a built-in cupboard and a ceiling hatch with Ramsay ladder leads to a floored and sealed attic which provides excellent storage space.

GARDENS AND GROUNDS

Milton is set above the Cochill Burn. A beautiful old stone wall borders the north side of the private drive which leads to a parking area close to the front door of the house. The drive also continues round to the back door. Planning Permission (lapsed) has previously been granted to build a double garage behind the house and there is ample space for parking and turning cars. A terrace runs along the front of the house to the principal entrance.

The expanse of garden is mostly lawned and runs down to the banks of the bubbling burn which has natural pool which can be fun to dip into during the summer months. There are a number of mature deciduous and evergreen trees within the garden which also includes the woodland on the far bank of the burn.

Outbuildings

There is a timber garage next to an open log store and there is a further timber store housing the modern air source heating system.

Square Footage: 4,067 sq ft
Acreage: 2.9 Acres

Directions

From the south take the A9 north from Perth. At Dunkeld take the A822 (Old Military Road) west, signed to Amulree. At the junction with the A826 (7.5 miles) turn right towards Aberfeldy and after a short distance take the first right off the main road onto a private drive. Immediately take the right hand fork to Milton.
