Description

Dyke Farm House is a beautifully presented Grade II listed house, with brick and timber elevations under a tiled roof. The property is believed to have been built by William Osborne, and the oldest portion dates from 1694, as noted on a brick etched “WO 1694”; he later extended the house in 1729 and there were further additions in the nineteenth century.

The property is set in a superb location with striking views of Devil’s Dyke to the south, and far-reaching views across the Weald from all rooms on the northern elevation. Internally, the house has been significantly updated and improved by the current owners, and is extremely well-presented with modern fittings and neutral décor.

Care has been taken to retain the charm of the original building and the property has many excellent period features including exposed beams, an impressive inglenook fireplace in the drawing room, beautiful flint walls, and casement windows with stained glass.

The house has a pleasing layout, being arranged around a charming central brick paved courtyard, accessed from the rear hall and the kitchen and with an aquifer providing water for the garden.

Dyke Farm House is ideally suited to modern family life; the two elegant principal reception rooms offer excellent spaces for formal entertaining and are complemented by the family room, the study and the lovely kitchen/breakfast room, which create a more relaxed space for day-to-day use.

The vaulted kitchen/breakfast room has been refurbished by the current owners, with the addition of new windows and French doors to the south and north. It has an excellent range of bespoke painted wooden units by Neptune, with textured granite surfaces, a central island, and a four oven AGA with an antiqued mirror splashback.

The study/music room has bespoke Woodworks of Lewes cabinetry and shelving. There are two cloakrooms and a utility room also situated on the ground floor.

On the first floor, the master bedroom suite is arranged along the eastern elevation and comprises bedroom, cloakroom with WC and cupboards, and a stunning contemporary bathroom (also accessed from the landing) with roll top bath, walk-in shower and an inset sink with drawers below. There are five further bedrooms (one with a modern en suite shower/dressing room and one with an en suite WC) and a beautifully fitted family bathroom with bath and separate shower on the first floor.

The floorplans give an excellent overview of the layout of the 5744 sq ft of accommodation.

Outbuildings, Gardens & Grounds
Dyke Farm House is set slightly back from The Street behind a tall yew hedge.

It is approached via a pair of five bar gates set in a retaining wall, opening to the gravelled drive which leads up past the house to the triple bay timber garaging.

The garaging has power connected, a workshop/storage space and an attached woodstore. There is ample parking for several cars on the drive.

The Annexe is situated at the western end of the north terrace, and is of brick and timber construction with floor to ceiling glazing. It provides excellent guest accommodation comprising open plan living room/ kitchen, shower room and WC.

Adjacent to the garaging and sheltered by a mid-level flint wall is the kitchen garden, which has greenhouse and raised beds.
The gardens are a particularly beautiful feature of Dyke Farm House, having been landscaped by Nigel L Philips.

The house is surrounded by dramatically planted herbaceous beds; to the front is a south facing paved terrace, accessed from the kitchen and the family room, with a small circular lawn.

The major portion of the gardens are situated to the north of the house, with a large paved terrace providing space for table and chairs, and well-stocked borders flanking the lawn which stretches away from the house, sloping down to a further seating area with a stunning vista across the surrounding countryside.

There is a “wild meadow” walk, leading around the boundary and up under a row of hazel trees to the garaging.

To the rear of the Annexe is a timber garden shed.
In all, about 1.53 acres.

Square Footage: 5,744 sq ft
Acreage: 1.53 Acres

Directions

Heading south on the A23, exit at Hickstead/Sayers Common (B2118) and proceed south, though the villages of Sayers Common and Albourne. At the t-junction with the B2117 turn right and at the end of the road, turn left onto the A281. Pass the garden centre on the left and at the roundabout turn right, signposted Poynings. Follow the road into the village past the Royal Oak pub, and the drive to Dyke Farm House is on the right after the row of Georgian villas.
