THE OLD BAKERY, LOVINGTON, SOMERSET, BA7 7PX
A wonderful village house of generous proportions set within delightful gardens and grounds, in the popular village of Lovington. The Old Bakery is lovely and light throughout thanks to it's southerly aspect and as the name suggests, the property was formerly a Bakery with parts dating back to the mid 18th century. The accommodation includes a welcoming entrance hall, large L-shape sitting and music room, kitchen & breakfast room with larder & utility, dining room, conservatory, hobby room, study, cloakroom, master bedroom with en-suite & dressing room, four further bedrooms and two further bathrooms. Outside there are beautiful gardens surrounding the property, as well as generous parking, an oak framed carport and various other useful outbuildings.

About the area
Lovington is a small popular village with a church, primary school and a pub/restaurant. It stands a few miles west of Castle Cary described as Somerset's prettiest town by Sir Nikolaus Pevsner. The town is characterised by period buildings constructed of the distinctive honey coloured stone for which the area is well known. It remains a delightful small market town with a number of traditional shops and boutiques within the Conservation Area in which a policy of strict planning control operates to prevent inappropriate development. These shops cater for most everyday needs whilst Glastonbury, Street, Wells, Somerton, Frome, Wincanton, Bruton, Sherborne and Yeovil are all close by. Bath, Bristol Salisbury and Taunton, are in easy driving distance.

*
On the outskirts of Castle Cary is the railway station with its direct line to Paddington and the A303 road link is a few miles south. There are excellent state and independent schools in the area including Ansford Academy (excellent exam grades), the Sherborne and Bruton schools, Millfield, Wells Cathedral, Hazelgrove, Port Regis and St. Mary's Shaftesbury. The Old Bakery stands well back from the village lane behind newly planted Beech hedgerows with access through a gate leading to the gravelled parking area.

Accommodation
The house has handsome part stone, part render elevations under a tiled roof. Internally there is over 3400 sq. ft. of living space making this a perfect family home - especially with Millfield, Hazlegrove and other popular schools nearby. As you enter the property you are greeted by a welcoming entrance hall, centrally located within the house and providing access to all main reception rooms. The sitting room is a delightful L-shaped room with two levels, one forming a cosy sitting area in front of the wood burner, and the other currently used as a music room with a door leading out to the garden and also extensive built in shelving for books and ornaments. Adjoining the sitting room is the study.

_
The kitchen & breakfast is another wonderful family oriented room with ample space for a dining table and an oil fired Aga right in the heart of the house. The kitchen units offer huge amounts of storage supplemented by the larder and utility. French doors lead outside to a sunny seating area. Off the kitchen is a useful hobby room which could alternatively make for a great playroom. The dining room opens into the conservatory which, with a triple aspect, takes in the lovely views over the gardens.

__
Leading upstairs there is a spacious landing with a large airing cupboard and doors to all bedrooms. The master suite is of generous proportions enjoying an en-suite bathroom, built in wardrobes and dressing room. There are four further bedrooms, all double in size with the larger of the three also having built in wardrobes. Two of the rooms share a ?Jack and Jill? style bathroom and the others sharing the family bathroom off the landing.

Outside
Immediately outside the main reception rooms of the house is a wonderful south facing lawned garden surrounded by Yew hedges offering good privacy. In addition there is productive kitchen garden and further gardens with mature trees, shrubs and deep herbaceous borders. There are a number of useful outbuildings including several stone stores and sheds, as well as the oak framed car port and workshop. There is ample parking for a good number of vehicles accessed through the front gates and down the private gravel driveway. In total, the gardens and grounds amount to nearly two thirds of an acre.
