Tenure: Freehold

Fenton Pitts is a small rural hamlet only a few miles from the larger town of Bodmin and its wide range of amenities. Penburthern Farm is located in a quiet location accessed down a lane which is owned by this property and over which only one neighbour has a right of way.

The vendors purchased the property over 23 years ago and undertook a full programme of restoration apart from the roof, which has not been replaced however the vendors inform us that this is sound. Whilst renovating they also sympathetically extended the cottage with the addition of the kitchen, front and rear porches and in more recent years the conservatory.

At the top of the driveway there is a five bar gate which leads into the parking area and range of outbuildings. These comprise of a garden store, car port with log store alongside, workshop with power and light connected and a further store housing the oil tank. A pedestrian gate set in a high wall leads through to the pretty front garden and the front entrance porch. This has a tiled floor and inner double doors to the entrance hall. The entrance hall has panelled walls and period patterned tiling to the foot of the stairs with the remainder of the flooring finished with wood flooring. An attractive wide staircase leads to the first floor and there is a cloakroom with w.c. and wash hand basin built in under the stairs. To the right of the hallway is the living room which has a window seat enjoying views down the garden and panelled walls to dado height. There is an open fireplace with period fire surround and a built in corner cabinet and further larger built in dresser unit. To the other side of the hallway is the dining room which has a large feature granite fireplace which was uncovered during the renovations along with a small mullion window alongside. The kitchen extends along the rear of the cottage and has a sloping ceiling and windows to two elevations. There is an oil fired Heritage range which is used for cooking, heating and the hot water and there is space for a fridge freezer. The timber work surfaces have storage space under and some shelving with curtained fronts and there is an inset Belfast sink. There is a tall timber wall cupboard, plumbing and space for a dishwasher and washing machine and stable door to the rear porch. At the far end of the kitchen double doors open out to the conservatory. This is a lovely room with French doors which open out to an attractive courtyard seating area. The rear porch has built in shelving and a door to the exterior.

There are two double bedrooms to the first floor, each with wooden flooring and windows looking down the front garden. In the master bedroom there is a hidden door opening in to the bathroom and bedroom two has a mezzanine storage area with ladder access. The bathroom is fitted with a roll top bath with shower head over high flush w.c., wash hand basin, built in storage cupboard and fitted airing cupboard with hot water storage cylinder.

At the rear of the property steps lead up to a large open lawn which gently slopes up to a summer house in the top corner. From here lovely panoramic views can be enjoyed towards Hellman Tor and surrounding countryside. A five bar gate currently opens to an adjoining field of just over one and a half acres which is available by separate negotiation. If this land is not purchased then this gate will be removed. The enclosed front garden has a lawn and pond and is beautifully stocked with many mature shrubs and trees. The remainder of the garden is in several sections including a productive garden with vegetable plots and fruit cages and a greenhouse with dwarf walls and a greenhouse/potting shed. Beyond here is an orchard and lower garden, beautifully stocked with Rhododendrons, azaleas and various fir trees and then a wildlife pond and finally ending in a clearing with several large established beech trees. This beautiful garden is a credit to the vendors and must be viewed to be appreciated.
From Bodmin take the B3269 past the Community College and Dragon Leisure Centre and follow the road to the Lanhydrock roundabout. Turn right here and follow the road along for approximately two miles until a turning to Fenton Pitts will be seen on the left hand side. Take this turning and follow the road along for about half a mile until you pass The Cottage on the left hand side. Just after this property the entrance drive for Penburthen Farmhouse will be seen on the left hand side.
