A high quality brand new 4 bedroom home with stunning uninterrupted sea views in one of the most idyllic fishing villages in Cornwall.
With an elevated position the property has been designed to take advantage of the superb sea views without the need for reverse accommodation. Creative design allows for a semi-open plan layout, ideal for modern living and tastes whilst still keeping a modular layout with defined separation between the sitting room and kitchen/dining room. A modern fitted kitchen with AEG appliances and high quality cabinetry including a central kitchen island overlooks the dining area with patio doors opening to the rear garden. A double sided wood burner divides the dining area and sitting room. Plot 2 features a part converted garage which creates an additional office or games room whilst retaining a good sized external storage area in addition to the ground floor utility room and downstairs cloakroom/shower room which complete the lower floor.
Upstairs are four double bedrooms, two of which have en-suite shower rooms and a third having a jack and jill arrangement with the family bathroom, all are fully tiled and have high quality Villeroy and Boch sanitaryware. The master bedroom and guest room have the benefit of a balcony with stunning views.
Outside, to the rear of the house there is a patio area leading out from the sitting and dining rooms to a level, lawned garden with low fence allowing for full enjoyment of the view. Beyond the boundary of the property is a field which slopes down towards the coastal foot path.
Paths lead around both sides of the house to the front gardens with private driveway and parking.
A historic harbour town set on the shores of the picturesque St Austell Bay. The first recorded mention of Mevagissey dates from 1313 when it was known as Porthilly. Towards the end of the 17th Century, Porthilly merged with the hamlet of Lamoreck to form the new village with the name Mevagissey derived from the names of two saints St Meva and St Issey. The main sources of income at this time came from Pilchard fishing and Smuggling. The current harbour is built on the site of a medieval quay with an Act of Parliament in 1774 allowing the construction of the new port. The inner harbour, consisting of the current East and West Quays was built from this time with the outer harbour added in 1888.
The port remains one of Cornwalls few working harbours with a multitude of fishing vessels ensuring a colourful and interesting bustle at all times supplemented with regular fishing trips and a summer passenger ferry to Fowey. Surrounding the harbour is a myriad of narrow winding streets filled with a plethora of interesting shops, craft workshops, art galleries, cafés, hotels and local inns. Recent years have seen the village become a popular holiday destination together with the growth and development of waterside homes taking full advantage of the spectacular views.
The town caters well for every day needs whilst more extensive facilities including supermarkets, secondary schools and leisure facilities are available in nearby St Austell. Other renowned tourist destinations including The Lost Gardens of Heligan are close by as are the popular sailing estuaries of the Fowey and the Fal. Surrounding the town re miles of scenic coastline with the South West Coast Path, which passes near the property, offering stunning walks to nearby sandy beaches and coves. The local village of Gorran Haven boasts a delightful sandy beach and stone quay surrounded by National Trust land with noted walks to local landmarks including Maenease Point, Vault Beach, Dodman Point and Chapel Point.
Around seventeen miles to the west is the Cathedral City of Truro, which now forms the retailing, administrative and cultural centre of the county. Both St Austell and Truro have mainline railway stations connecting with London Paddington whilst Newquay Airport on the north coast has a number of scheduled flights to both domestic and international destinations.
