Sellers Comments - Structural Report
We suggest that all lintels to the window openings on the front and rear elevations will need to be replaced, to prevent further movement to the walls / structure above, and the brickwork header course removed and rebuilt. It may also be necessary to repoint areas of previous remedial works. An allowance should also be made for possible internal repairs to walls and finishes in these affected areas.
Further investigation to the front wall to the bay window may be required with some possible foundation remedial works necessary.
In addition, during the visit we noticed that the gutter along the side elevation was leaking on the joint. This has caused a damp patch, from spray, on the lower wall above dpc level. We suggest that it is likely that all gutters will need to be checked and possibly replaced. In this regard we also suggest making sure all drainage gullies and hoppers are cleaned or checked for integrity. Any broken drains can lead to water ingress into the ground around foundations causing potential settlement issues.
