THE PROPERTY

This is a superb, brand new semi-detached family home that will impress all viewers. The proportions of the rooms are refreshingly large for a new build as the developer has made excellent use of the footprint, whilst maintaining excellent outdoor space. The property is part of a development that includes three houses, with the parking area to the side which is a shared responsibility between the three houses. There are no maintenance charges and we are happy to confirm that the property is Freehold. The parking space for this property is located immediately ahead when entering the shared car park and is wide enough for two cars. From the parking area there is a gated pathway, separated from Ashbrook Lane by light iron railings, which leads to the front door (with storm porch above) and secure gated side passage to the rear garden.

Once inside the house, viewers will immediately notice the high quality oak-effect laminate flooring as they enter the hallway with plenty of space to manoeuvre for removing coats and shoes. To the right is a door to access the ground floor wc which includes a hand basin, whereas to the left is the doorway through to the open plan reception area and kitchen.

The kitchen is to the front of the property and is a stylish suite that is fully fitted with plenty of integrated appliances. These include a four ring gas hob with overhead extractor fan, microwave, dishwasher, fridge, freezer and washing machine. The quality flooring from the hallway continues throughout the reception rooms and kitchen.

The reception area is a stunning wide open space that can easily hold an eight-seater dining table, sofa suite and plenty of other furniture, whilst there is also a handy under-stairs storage cupboard. There is plenty of natural light provided by a window and double patio doors leading out to the rear garden - and at this point it is worth noting that all windows in this home are triple glazed.

Moving up the plush carpeted stairs to the landing area, viewers will find themselves in a spacious hallway with doors leading off to three generous bedrooms, the family bathroom and another two storage cupboards. The master bedroom is located at the rear of the first floor and is a fabulous double bedroom with a large window looking down on the garden and a doorway into a tremendous en suite shower room. Both the en suite and the family bathroom comprise of contemporary suites with white sanitary ware, chrome fittings and have a shaver point. The family bathroom has a bath with a mixer shower over whereas the en suite has a shower cubicle fitted with an electric shower.

At the front of the first floor are bedrooms two and three. Bedroom two is a brilliant double bedroom whereas bedroom three is a superb single, which could hold a double bed but wouldn’t be suitably classed as a double bedroom. Each bedroom has USB sockets as well as main power which is a neat feature. There is a large loft above, accessed from the landing, which is fully insulated. The property also has cavity wall insulation.

Finishing outside, the house is complimented by a lovely south-facing rear garden with patio area and steps leading up to a raised lawn. The patio runs the full width of the garden and there is a perfect place for a table and chairs set to be positioned to the left of the patio doors from the lounge. Outside there is a water tap present with an outdoor double power socket and lighting also installed. Finally, the whole garden is surrounded by a tall wooden fence to ensure security and privacy.

TRANSPORT LINKS

One of the many endearing features of Abbots Bromley is that it is very rural and idyllic. Therefore, commuters will use mainly country routes to get to the nearest towns which, if anything, minimises the time that drivers will sit in traffic. The nearest destinations are Rugeley, Uttoxeter, Burton on Trent, Lichfield and Stafford.

The village is well served by buses, as the 402a and 403 services operate between Burton upom Trent and Uttoxeter town centres.

The nearest train station is Rugeley Trent Valley, which lies on the Chase Line and the West Coast Main Line. Therefore from this station there are services to London Euston, Birmingham New Street, Walsall and Crewe to name but a few (rhyme not intended!).

SCHOOLS & AMENITIES

Abbots Bromley has a highly regarded independent school, Abbots Bromley School, which schools children from infants all the way through to sixth form. For comprehensive schools, the village has the Richard Clarke First School which is rated Good (2) by Ofsted, whereas the catchment secondary school is Thomas Alleyne’s School in Uttoxeter which runs a school bus service and also maintains a Good (2) rating.

As mentioned previously, Abbots Bromley is a picturesque village that has local shops and businesses such as a butchers, gift store, convenience store and, of course, public houses. The village is also a short drive from Blithfield Reservoir, which is popular amongst wildlife observers, and the highly regarded Hoar Cross Hall Health Spa & Hotel.

The nearest town to Abbots Bromley, Rugeley, has many famous brand stores, independent shops and also supermarkets. Rugeley also borders Cannock Chase, which has a plethora of recreational activities on offer.
