Set on the edge of the village, Stodmarsh Court is a beautiful Grade II Listed country house that has been restored to its original splendour by the current owners. Dating from the late 16th century, the house was extensively remodelled in the Dutch style in the 19th century. The house now offers the best of both old and new, with a recent extension juxtaposing contemporary lightness with the grandeur of the Victorian rooms and the charming intimacy of the timber-framing in the eastern wing.

A deep brick entrance portico opens directly into the reception/dining hall, a characterful room with a stone fireplace to one corner. A passageway behind the hall leads to the very fine 16th century oak staircase. The drawing room is a beautifully proportioned room with a magnificent stone fireplace and three deep sash windows looking south over the garden.

Steps from the hall rise to the study, which is housed in the 16th century wing. The current owners have spent considerable time and money on restoring this portion of the house, and the results of their work are obvious. The room is panelled, with a breakfront unit opposite a deep brick fireplace with fitted wood-burner. Moving back towards the hall, the rooms to the rear of the house provide a generous utility room, a cloakroom and a good-sized playroom with plenty of storage cupboards.

As with many houses of this style, the kitchen is the heart of the house. Created from a large, south facing room to the front, a central “T”-shaped island houses the hob and the sink with a peninsular bar at right angles; a bank of cupboards to the rear of the island houses further appliances and storage. The kitchen has been cleverly designed and executed to not “feel” like a kitchen. On entering the impression is of a bright spacious airy room with twin double doors leading out to the terrace. This is clearly a room to enjoy and to relax in! A discreet sliding door opens to a good sized pantry and arched double doors lead into the “new” wing, a superb open-plan living/dining/seating area. Flooded with light from floor to ceiling windows, this is an adaptable space with twin double doors opening to the enclosed west facing, walled garden. The room has been thoughtfully designed for incorporation and use with the adjoining kitchen. The ground floor accommodation is completed by a large rear hall (with fitted Aga) and a dog room.

The first floor is arranged as four very individual bedroom suites, each with their own bathroom. The master suite is located at the western end of the house. A generous, sunny bedroom leads past a fully fitted dressing room into the en-suite bathroom. Considerable care has been taken in styling this very spacious room with a designer suite from Italy; a centrally located bath on delicate feet is the focal point with matching his and hers sinks with unusual integrated lamps on each of the basins. Discreetly set behind two glazed panels is a walk-in shower and a WC. The remaining three bedroom suites have their own character and style, from the more intimate beamed bedroom to the bright, south facing guest room. A further bedroom with en-suite bathroom is located on the second floor.

Set across the courtyard is the Coach House. Comprising a triple enclosed garage and a double carport the first floor provides a beautiful, self-contained first floor annexe. This has been refurbished to a similar standard as the main house and provides a large open-plan living space with extensive kitchen facilities, a large sitting area, a double bedroom and a well fitted bathroom.

The Coach House is set within a gated courtyard beyond which is the stable yard. This comprises four large square stables, a tack room and a hay barn. Adjacent is the all-weather manege.

Stodmarsh village is situated to the east of Canterbury, which offers a broad range of leisure, shopping and recreational facilities, together with a number of well-regarded schools in both the private and state sectors.

Road and rail communications in the area include the dual A2 which joins the M2 at Brenley Corner, giving fast access to the southern motorway network. Canterbury West station offers High Speed services to London St Pancras in under an hour. The area has good access to the Continent.

Stodmarsh Court is approached off a private lane. The tree lined driveway, which is reached through double wooden gates, leads to the gated courtyard to the west of the house. A beautifully manicured lawn bounded by trees and herbaceous beds is the perfect foreground for the house. Quintessentially English!

The rear garden is mainly enclosed. On the western side of the house is the walled garden, with standard pink roses exploding out of a tall, mature lavender hedge to stunning effect. A wide terrace allows plenty of space for al fresco dining. There is a further area of lawn and terrace to the rear with a pergola. Set in one corner of this garden - just to the rear of the house - is a games room and bar, affectionately known as “the man cave”!
