Description - This unusual period property situated in Golden Square, the southern entrance to Henfield village, has painted brick elevations to the front and brick to the side and rear all under a mellow tiled roof with a garage at the rear accessed via Henfield Common. The property has very spacious ground floor accommodation with a sitting room with wood-burner and a superb single storey vaulted double aspect drawing room overlooking the courtyard garden. There are two double bedrooms and a bathroom on the first floor accessed by a split level landing.

Step Inside - The property is approached through painted double doors to a small entrance porch which leads to a delightful sitting room with window to front, exposed timbers and an exposed brick chimney breast with fitted woodburner on a tiled hearth. This room leads to a dining room with a utility area with cupboard housing gas fired boiler. The lobby has a door to garden, door to a cloakroom and door to the magnificent drawing room, which is vaulted and double aspect with French doors to the courtyard garden. This room has many exposed timbers and beams, exposed brickwork and a wooden floor made from cider vats.
From the kitchen a staircase leads to an 'L' shaped split level landing with two windows. There is a triple aspect bedroom with fitted wardrobes and a delightful outlook over a neighbouring garden and a further double bedroom with two windows with views over a garden towards the High Street, this room having built-in wardrobes, an airing cupboard and a wash hand basin in vanity unit. Seller Insight - This hugely characterful Grade II listed period home occupies an enviable position within the charming village of Henfield. “We believe the original house was built c1600 and there’s an interesting story to how it got its name,” says the owner. “It’s said that the owners had four sons whose names all began with the letter G, so the name evolved from ‘four Gs’, nothing to do with metalwork. That house was then split in two at the beginning of the 19th century, and this section was duly named Part Forges.”

“My husband and I bought the house as a holiday home some twenty years ago. We’ve always lived in London, but we love to get away at the weekends, and this property provided the perfect getaway as it was an easy drive from the city and also not too far from our daughter who lives in Brighton. I remember the day we came to view it; it was absolutely pouring with rain, so we took refuge in a cosy café where the waitress proceeded to extol the virtues of the village, so that was the location sold. We then took one look at the house, turned to the agent and said, ‘we’ll have it’.”

“The house has been ideal for us for so many reasons,” continues the owner. “The garden is a really manageable size, which was great for us living in London, and it backs onto the common so it enjoys a lovely outlook and really good degree of privacy; the accommodation is just stunning and very spacious. We had a new kitchen and bathroom installed shortly after we bought the property, the boiler has been replaced and in the main living room, which was originally an old barn so is hugely characterful, we’ve had beautiful solid oak flooring laid and we’ve also installed a lovely wood-burning stove that creates such a cosy atmosphere. It’s a very warm and welcoming house and we’ve always looked forward to spending time here.”

Favourite Room: “The main living room is my favourite part of the house,” says the owner. “It’s very large, but has a very warm and cosy feel to it, and it has a gorgeous vaulted ceiling with exposed beams that give it real character.”

Favourite aspect of the grounds or surrounding area: “The village is just lovely, very active and everyone’s so friendly,” says the owner. “There are some super pubs and a good range of shops for everyday needs. It’s also an easy drive to London and to the coast, and the village is surrounded by some glorious countryside so it’s an absolute walker’s paradise.”

Memorable event: “Both the house and garden are wonderful for entertaining,” says the owner. “One particularly memorable celebration was a party that we had a couple of summers ago. It was a lovely hot day in August and we had forty guests, and we spent most of the day just sitting out in the garden. It was amazing.”

Why they are leaving: “I think what I’ll miss most when we let this house go is being able to escape to somewhere that’s so very different to the hustle and bustle of city life,” says the owner. “The whole atmosphere of the place is just lovely and we’ve thoroughly enjoyed our time here.”

Agents Note - We would like to point out that the property has a 'Flying Freehold'.
