The coastal towns of Aldeburgh and Orford are close by and popular for sailors, walkers and pony trekking. Aldeburgh and Orford
both offer a good range of shopping facilities in the High Street and a much wider range of shopping and educational amenities can be found in the historic market town of Woodbridge set on the banks of the River Deben and also further south in Ipswich, the county town of Suffolk, which also provides a rail service to London's Liverpool Street Station.

Orford 3 miles, Snape 3 miles, Woodbridge 13 miles, Ipswich 21 miles (London’s Liverpool Street Station from 65 minutes).

Description

Marshland House is an imposing contemporary modern country house set behind a striking symmetrical façade. The large, bright and beautifully presented accommodation is set over two storeys from a dramatic central galleried reception hall. The east wing comprises almost entirely a vast, custom fitted kitchen/breakfast/family room with glazed doors opening into the garden and large full length windows giving views over the surrounding countryside. The west wing currently comprises a remarkably large space, sub divided into leisure and a garden room; however, could well be amalgamated to create a fabulous reception and entertaining room. The central core hosts the magnificent reception hall; more reception rooms and further leisure facilities.

On the first floor, each wing comprises mainly, a large and well-appointed bedroom suite offering privacy along with five further bedrooms, one of which has an en suite bathroom, and two well fitted family bathrooms.

Marshland House enjoys the benefits of some superb leisure facilities including a detached indoor swimming pool with its attendant changing rooms and, behind, is a hard tennis court. Also, within the grounds, adjacent to the house, is a detached double garage with shower room, WC and room above which could be used as an office or studio (subject to any necessary consents).

Marshland House stands well within mature garden and grounds. Immediately surrounding the house are open gardens. The drive sweeps through the woodland and fronts the garaging. Surrounding the gardens is mature light woodland providing privacy and protection and beyond the grounds become more open and back directly onto open farmland with some fabulous, far reaching, views across this largely unspoilt area of East Suffolk.

Services - Mains water, electricity, oil heating and a sewage treatment plant.

Square Footage: 7,158 sq ft
Acreage: 14 Acres
