Metheringham has a population of about 4500 residents and benefits from a selection of amenities which include a primary school, supermarket and range of local shops, restaurants and public houses. There is a regular bus service and a rail link to Lincoln and Sleaford. The station benefits from recent significant expenditure.

Planning History - The subject land lies within North Kesteven district., the Council of which is one of those comprising the Central Lincolnshire Joint Planning Unit.

Metheringham Parish Council have indicated their general support for the development of this site.

In 1989 and 1990 two successive applications were made for planning permission to develop the whole site. At that time there was a competing development to the east of Dunston Road which was granted permission and is now fully developed.

In February 1999 the Local Parish Council undertook a community audit for Metheringham where it determined that its vision was to create 'A distinct and strong community which was a service centre for smaller surrounding villages with a wealth of local services and facilities being a growing village with a need to develop and keep communal facilities that meet local needs'.

There remained at that time a lack of available land within the village to achieve this objective.

On 28th April 2008 the owner placed the site into the North Kesteven and City of Lincoln Strategic Housing Land Availability Assessment for development allocation.

The site has been identified on the Policies Map as allocated primarily for residential use under Policy LP52 - Residential Allocations - Large Villages (Lincoln Strategic Area). The site details of which are - Land Northwest of Village, Metheringham (Ref. CL904) with an indicative/remaining dwelling capacity of 276 units.

Option Agreement - The owners welcome enquiries from those interested in discussions for their engaging in an Option Agreement for the eventual purchase of the subject land. Preference will be given to those parties willing to act swiftly and prepared to tender a significant upfront option fee.
