A fine Grade II Listed village house with potential annexe, outdoor swimming pool and exceptional gardens

Richmond House is situated on the north side of Nethergate Street, which leads into the centre of the popular and picturesque Suffolk town of Clare. There are good local facilities in Clare with a number of public houses/small hotels and shops, a post office, three churches, doctors' surgery and pharmacy. Clare also has a large Country Park around its ruined castle, an extensive Common including the remains of an Iron Age fort and an Augustinian Priory with public gardens.

Several local market towns provide comprehensive shopping within easy reach including Sudbury, Newmarket (the home of English Racing), the cathedral city of Bury St Edmunds, and the high-tech university city of Cambridge. Each has both superstore and high street shopping as well as diverse sports and cultural facilities.

There are local schooling facilities in Clare (Primary and Stour Valley Community school) and independent nurseries and independent schools at Stoke by Clare and Barnardiston. Clare also boasts a very active range of clubs and societies for all generations.

Access to London by rail is available from several mainline stations including Audley End, Stansted Airport (on the Stansted Express) and Sudbury (via Marks Tey); all serving London Liverpool Street, and Cambridge (serving both Liverpool Street and King's Cross). The A11/M11 is accessed at The Abingtons, 18.9 miles to the west.

Richmond House is an attractive Grade II listed timber framed property dating back to the 16th Century. In common with many of the historic houses fronting Nethergate Street, the front elevation was Georgianised in the 18th Century and features symmetrically placed double hung sash windows and a 6 panelled door with two glazed lights set within a pedimented door case. The front elevation has a raised parapet, a steeply pitched clay tiled roof and a massive hexagonal shafted chimney. Behind the facade there is over 4,000 sq ft of well proportioned flexible accommodation shown in greater detail in the attached floor plans.

The front part of the building, within the original timber framed house features a drawing room with Clearview wood burning stove and dining room with good ceiling heights, exposed beams and a hallway leading through to the Baker & Baker fitted kitchen/breakfast room with Everhot range cooker, Quooker hot water tap, Kashmire white granite work surfaces and space for a breakfast table. The remainder of the ground floor extends rearwards into the plot and provides a south facing sitting room with Clearview wood burning stove, a good study a large play or work room and, looking out into the garden and pool area a section which is currently used as a gym with shower, steam room , w.c. and small kitchenette above which are two delightful bedrooms . This end of the house could function well as guest accommodation or an annexe as required.

The first floor accommodation in the original part of the building comprises three bedrooms along the front all with built in cupboards, and a characterful family bathroom with central bath. The rear facing wing houses the master suite with a large dressing/ sitting room, a large double bedroom and a full ensuite with roll top bath and double shower with wooden flooring.

Richmond House is set back off Nethergate Street next to the small service road and greensward that runs parallel. A pair of wooden gates lead into a large shingled parking area adjacent to the raised paved terrace along the south facing elevation of the rear wing. At the end of this area a pleached hornbeam raised hedge sits at the top of a wide set of stone steps with a central rill bisecting the treads. This leads up to a beautifully landscaped walled garden with four planted herbaceous beds, grassed paths and a seating area. The covered outdoor heated swimming pool has been cleverly installed in a slightly sunken walled enclosure with glass balustrading and matching lockable glass "gates" to either end. The pool cover is a French design allowing all year around swimming but can be pushed back to expose around half the length of the pool or removed entirely. There is a sliding pedestrian access point in the pool cover with steps leading into the water on one side.

The area surrounding the pool is a sun trap with paving and seating areas together with some planting. The middle section of the garden is found behind a mature yew hedge informally planted with some trees and grass. A large beech hedge conceals a vegetable and cutting garden with raised beds, fruit trees and an Alitex greenhouse. The garden has been designed to provide all year interest with an emphasis on low-maintenance planting.
