Situation
Crapstone and Buckland Monachorum are two villages situated just off the edge of Roborough Down, between the western edge of the Dartmoor National Park and the River Tavy Valley. In Crapstone there is a shop and post office, whilst in Buckland Monachorum there is a pub with a restaurant and primary school. To the north is the ancient stannary town of Tavistock, where there is a good range of local facilities including private schooling, with Mount Kelly College. To the south is the city of Plymouth where there is the main line rail connections to London and ferries to the Continent.
On the Tamar Estuary there are excellent facilities for sailing, including several marinas and the Royal Western Yacht Club. The south coasts of Devon and Cornwall, with their beautiful estuaries, beaches and coastal walks, are within easy reach as well as the rugged coastline of the north coast of Cornwall. Close by to the east is the Dartmoor National Park, renowned for its spectacular scenery, and with excellent opportunities for walking, riding and fishing.

Description
Crapstone House is an elegant Georgian style country house (built circa 1845) clad with wisteria standing beside a magnificent copper beech tree and amidst mature gardens and grounds, at the end of a private drive, facing south with spectacular uninterrupted views over the surrounding countryside with the estuary of the
river Tavy and Tamar in the distance. The property lies within the Tamar Valley Area of Outstanding Natural Beauty, with World Heritage status. To the west Kit Hill and Caradon Hill, on Bodmin Moor in Cornwall are visible. The house and coach house have been thoroughly renovated and updated. The main house now has a contemporary glass extension, with sliding doors to take advantage of the magnificent views and a much enlarged kitchen.
The coach house has been likewise restored using oak beams and doors and iroko hardwood windows. The build project was under the supervision of local architects, Moxley Macdonald. Also the gardens have been professionally designed. The house has multi-source, multi-zone sound system incorporated in most rooms in the house, with ceiling mounted speakers. The house has been rewired with the addition of Cat5 cabling, enabling access to the internet, television and telephone. Home-automation lighting has been installed in the kitchen and extension areas, as well being linked to the garden, pool house and pavilion. The Coach House
To the rear of the house is the former coach house, built of stone beneath a slate roof, which has been converted to form a separate detached house. It too has been converted to a very high specification and offers excellent ancillary accommodation. It has in the past been used for holiday letting and offers the potential of generating a good income. It is served from the rear drive from a fork from the main entrance drive leading down to a parking and
turning area to the rear and its own entrance door.
The Gardens and Grounds
To the front of the house, which supports mature wisteria, are level lawns from where there are stunning views across the surrounding countryside and to the Tamar Estuary in the distance. Glazed
sliding doors from the garden room open to a paved terrace with concealed well and steps descend via terraced lawns to the heated (air source heat pump) swimming pool with swim jet and paved surrounds. At one end of the swimming pool is the cedar clad pool house, with slate roof, incorporating changing rooms, wet room, WC, plant room and under floor heating.
From the swimming pool further flights of steps descend to lawned terraces leading to the wild flower area. Beyond this is an orchard with apple, pear, plum and cherry trees. Between the orchard and the hard tennis court is an ornamental slate lined formal pool with waterfall feature flanked by plant borders, specimen trees and yew hedges and with steps up to a raised cobbled terrace with octagonal gazebo, from where there are stunning views to the Tamar Valley.
Around the gardens are mature trees and shrubs including rhododendron, liquid amber and handkerchief tree. To the south the lawns extend beyond to the meadow area of about 3 acres and
adjoining this and just beyond the tennis court is a stream and pond and small copse area, including bamboo and hornbeam.
Adjoining the eastern side of the gardens and meadow is a delightful area of mature woodland of about 4 acres with assorted hardwoods including beech, oak, ash and sycamore, and a profusion of spring flowers and bulbs. French doors from the morning room open to a marble paved terrace and verandah on the eastern elevation of the house, which overlook a formal knot garden. French doors from the kitchen and entrance hall open to a cobbled courtyard at the rear of the house, protected by stone walls. Between the house and coach house is a further gravel courtyard enclosed by high stone walls.
There is a right of access down the tarmac drive leading across the fields from the road to the private entrance drive between brick pillars and down to the parking and turning area beside the house.
A fork from the drive leads around to the back of the coach house and beside this driveway is a timber clad oak framed building designed by Boarder Oak with slate roof, incorporating three open fronted garages, gardeners WC, workshop and store.
