Purchase Procedure

Due to the non standard form of construction and invasive survey needed to ascertain the level of repair required for each property, our client has instructed that these properties will be sold using the following protocol.

These properties are built to a Dorlonco construction.

The closing date for offers is Thursday 25th January 2018 at 12 noon.

The sellers of this property reserve the right not to accept any offer.
Plymouth Homes will forward all offers to their client, who will make the final decision about which offer they wish to accept. We have been instructed that we are not allow to disclose the final sale amounts.

Unless all offers are unacceptable, you will not be given the opportunity to submit a revised offer after the closing date.

Our client will only consider offers from cash buyers. Please enclose proof of funding with your offer.

You may offer on more than one property. Preference may be given to buyers offering on multiple properties.

If your offer is accepted it will be on the condition that:

You agree to complete the structural repair of the house within 12 months of exchanging contracts.

No survey will be permitted prior to exchange of contracts.

You will be required to pay the seller a non-returnable 25% deposit upon exchange of contracts.

If structural repairs are not completed within 12 months the seller will retain both the 25% deposit and the property.

You will be required use our clients appointed structural engineers and agree to pay for any structural surveys / reports needed to draw up the list of works required to repair the property.

If you withdraw from the purchase following your survey you will forfeit your 25% deposit.

Upon completion of the repairs the purchaser will be required to obtain an engineer's report (from our clients appointed structural engineer) stating that the work has been completed to the correct standard.

The balance (75%) is to be paid after completion of the structural repairs at which point the ownership of the house will transfer entirely to you.

Should the property be sold at any date in the future for a sum greater than £60,000 more that the amount that you have paid for the property, 50% of this amount will be payable to the seller. For example, if you paid £50,000 for the property and in the future sold it for £120,000, the property will have increased in value by £70,000. You would be required to pay the seller £5,000 (50% of £10,000representing the £70,000 gain minus the £60,000 threshold). Our client is negotiable about removing this clause and would invite offers in addition to the sale price to have this clause removed.

Due to the unusual nature of sale we strongly advise all interested parties to take legal advice prior to committing to a purchase.

If your offer is to purchase two neighbouring properties with the intention of demolition then constructing new builds, our client will consider this but will not accept offers that are subject to planning. Your offer will need to be unconditional and planning permission will need to be applied for after exchange of contracts.
