Full description

Tenure: Freehold

This is a wonderful riverside retreat which is currently used as a holiday let. At high tide, waves lap against the outside wall and you'll feel like the captain of a very stylish ship as you gaze at the Exe Estuary from the sitting room window. EPC: E

White door in the courtyard leads you into serene rooms decorated with quirky nautical touches including a porthole window and wooden carvings of wading birds. Stripy fabrics and cream painted floorboards create a calm New England style sink into your sofa in front of the wood-burner and enjoy the view across the Estuary to Powderham castle and Starcross sailing club through the folding glass panels in the bay window. The kitchen/ dining room is a lovely focal point for day to day life with an additional wood burner fire and access to the utility room. To the first floor the accommodation is equally appealing with the master bedroom having spectacular Estuary views, exposed beams and a cast iron fireplace. The second bedroom is light and airy, there is an impressive bathroom and further shower room. To the top floor there is a cosy attic room which is currently in use as the third bedroom.
There is no private parking with the property although parking is available within the village.

Lympstone grew from an ancient settlement on the eastern shores of the Exe estuary. The village built its reputation on maritime trade and agriculture and about 100 fishing vessels operated from the area towards the end of the 19th Century, when Lympstone was particularly celebrated for its whitebait and the quality of its oysters. The village has four public houses, a well established primary school, village stores and a train service operating between Exeter and Exmouth. There is a village website at Lympstone.org and there is a lively sailingclub and over twenty other clubs and societies.
