In the rural delight that is the Cymau, we find School House. Lying alongside the old chapel, this is a tasteful and imaginative conversion of what was originally a Sunday school building but now offers stylish contemporary living in a convenient location. Convenient for schools, shopping, commuting, hold on…. I’ll have this one myself.

The last building in Cymau before the road leaves the village heading for Ffrith, this home has uninterrupted views towards the south west as the sun sets over the distant hills. This is a vista that, as it turns out, money can buy and far less money than you may imagine. However before I get carried away, what about the home itself?

A large square parking area fills the front of the plot, doubling as the drive with the integral garage to the left side of the front elevation. The ‘front’ door is found through a pair of wrought iron gates leading to a path down the side of the home and overlooking the fields.

Opening the wood effect brown UPVC door with its attractive patterned glass inserts reveals the kitchen/dining room. The first thing to strike you is the high gloss dark ceramic tiled floor, adding an undeniable touch of class. The second thing that strikes is the scale of the accommodation as from the front this does not appear a particularly large home but it turns out to be something of a Tardis. The kitchen units are fitted around two full walls and finished fashionable grey, (no dear, just the one shade…) with an unusually positioned microwave set into one of the units beside the oven and its ceramic hob above. There is an integrated fridge and space where a similarly integrated dish washer sat. Owing to it breaking down and the family reducing in numbers, this was never replaced but could easily be reinstated. Other white goods and machinery are catered for elsewhere.
There remains sufficient space in here for a substantial dining table for casual meals while the main dining room is available for more formal occasions when extra room is required.

Moving through the home, we next come to the lounge from which the dog-leg staircase rises in one corner. This is a bright and very comfortable room with an ornamental fireplace at one end but, without a chimney it would need an electric fire to actually contribute any warmth. However this is never a issue owing to the efficiency of the oil fired central heating and even as a feature to catch the eye, it remains insignificant beside the stunning view through the adjacent French doors.

A door at the far end of the room enters the formal dining room. This takes its light from a small window in the side of the home, though this is supplemented by more light from the semi glazed door leading out into the conservatory. The room itself is amply large, accommodating a large six seat table and small sideboard, thus providing a venue for dinner parties to remember.

The previously mentioned door opens into a large conservatory which again, takes maximum advantage of the view and, being sheltered by a large hedge and the home itself is the perfect sun-trap. Opening the French door to the front of the conservatory takes us out onto a sheltered patio, ideal for those family BBQs or simply as somewhere to relax with a cool drink at the end of a trying day – and we all have those….

At the opposite end of the dining room is a short corridor off which is the downstairs cloakroom. This has been finished to the sort of standard that comes as no surprise in this home. It is a spacious room fitted with a modern contemporary storage system which also acts as a support for the hand basin and lavatory.

At the end of the corridor is the utility room, housing everything you would expect from world of the washing machines and tumble driers and offering various other storage cupboards for all the sort of ‘stuff’ that gathers in any home.

Another door opens into the garage space. Like virtually every other garage in my experience, this is more of a workshop-come-general storage area but here it also houses the regularly serviced Worcester oil fired central heating boiler and a monumental American style fridge freezer for those occasions when unexpected guests drop by in their hundreds. Something for which we should always be prepared….

Moving back into the lounge and up the stairs, we find to our left the first of the bedrooms. This room is an absolute delight. Featuring a ceiling that follows the shape of the roof and delineated by visible beams and trusses it has character in spades. Topped off with an attractive and practical Velux window overlooking the adjacent fields and a comprehensive set of fitted wardrobes this would be hard to improve upon.

Beside here, but facing the rear of the home is an identically sized mirror image of the pervious room, featuring even bigger fitted wardrobes but sadly a lesser, through still attractive view from its Velux window.

Adjacent to here and also facing the rear is the bathroom which at the risk of sounding like a judge off MasterChef, ‘takes things to another level’. Floored in black and white ceramic tiles and set on two levels this is quite simply beautiful. A modern vanity unit holds the hand basin while moving up a step brings us to the massive linen storage cupboard, opposite which is a double sized walk in shower with the obligatory power shower. Headroom is a little compromised by one of the feature roof beams as we move further into the room but a couple of bangs on the head during your early acquaintance will ensure that future collisions are infrequent. The remaining space contains the lavatory and a truly fabulous roll top bath standing in isolation at the end of the room. A Hollywood starlet and a mass of tactful bubbles are all that is missing.

Finally we come to the final front facing bedroom. This is if anything slightly larger than the others, although there is little in it. It provides a wealth of fitted furniture, atmospheric roof beams, loads of space and a view that would make lying ill in bed worthwhile.
