Property Description

Full description

Tenure: Freehold

Both accessed independently via separate driveways this pair of conversions forms an ideal buy to let opportunity, or in time provide a large family home with ancillary accommodation. Known as the Long Barn and Studio, the latter is currently leased on an Assured Shorthold Tenancy. The larger barn is available with vacant possession.

Long Barn

Believed to have been converted approximately 25 years ago, The Long Barn is a particularly spacious conversion with the principle accommodation facing South. The property has been thoughtfully converted combining many period features including exposed flint work and beams, alongside contemporary fixtures and fittings. A particular feature is the substantial double height living room which provides a light and airy feel alongside exposed period features and a feature wood burner. At one end, leading from this space, there is a family room/study and an attractive south-facing conservatory/dining area. From the other end of the living room there is a spacious kitchen/breakfast room which overlooks the south-facing garden. In total there are four double bedrooms (two en suite) and a further shower room and a cloakroom. On the first floor a further study could be formed on the existing mezzanine which overlooks the sitting room.

Approached via large gates there is plenty of parking on the driveway along with access to a detached oak framed car port. The garden wraps around to the rear of the barn and is mainly laid to lawn with many flowering shrubs and plants within the borders.

The Studio

This detached conversion provides accommodation over two floors which comprises an open plan kitchen and living room with wood burning stove, ground floor double bedroom, bathroom and mezzanine to second bedroom. The property is approached via a shared driveway behind The Long Barn where there is a large car port. To the rear of which there is passageway which leads to a large garden, which is mainly laid to lawn, and the main entrance to The Studio.

Situation

These unique barn conversions are well located within the hamlet of Apuldram, which means Apple Tree village, on the coastal route just south of the Cathedral City of Chichester. The hamlet of Dell Quay is also nearby which lies on the eastern shores of Chichester Harbour and has for many years been a popular location with yachtsmen, having its' own sailing club and hard. Centuries ago it is believed to have formed the port of the then Roman town of Regnum and is referred to in an Act of Parliament in 1584 as "the best haven between Portsmouth and the Thames". Over time, the channel silted up and the original port diminished, being eventually replaced in the 17th century by Dell Quay as it is seen today, a pretty group of boatyards, houses and cottages. The hamlet has its own public house and sailing club, both within a short distance from the Long Barn and Studio. Also within a short short distance are both Birdham Pool Marina and Chichester Marina, and the village of Birdham which provides a highly popular primary school, church (dating to the 14th century), village hall, shop and post office. The "Salterns Way" cycle path is also nearby linking West Wittering to Chichester.

The Cathedral City of Chichester lies 2 miles to the north and offers a broader range of shopping, cultural and leisure facilities including the renowned Festival Theatre, galleries, museums and restaurants. Aside from sailing, leisure facilities within the area include golf at Goodwood and Hunston, horse riding and walking around the harbour and on The Downs. Horseracing may be enjoyed at Fontwell and Goodwood where the annual Festival of Speed, and Revival meetings are also hosted.

The mainline station in Chichester provides a regular service to London Victoria in about 1 hour 40 minutes, and Havant station to the west provides a faster service to London Waterloo in about 1 hour 20 minutes
