“Reduced For a Eager and Motivated Buyer - A home with 1.5Acres of Land with Your Own View Of Snowdon and Beyond”

“Superior Riverside Location “ A must view, nature lovers, bird watchers, walkers, climbers, water sports enthusiast and fishermen's paradise.

A fine 4 / 5 bedroom period semi detached cottage located on the very edge of the Snowdonia National Park with uninterrupted and spectacular mountain views.

Set in mature grounds of approximately 1.5 acres there is a wild flower meadow, pond and great choice of sitting areas to enjoy the sun or snow views from your own piece of heaven. This period, stone-built, mostly ground floor property stands in a small and quiet community between the villages of Bryn Refail and Llanrug, at the end of a tree-lined roadway and on the disused slate railway line-now a footpath- to Lyn Padarn and to LLanberis. It is within easy reach of Llanrug Primary and High School and the village which has extensive facilities, including 2 good pubs, shops, church and memorial hall.

This stunning home would be ideal for a family or retirement home or holiday retreat. The property has an annex to the side which can add value to the house or generate extra income, the choice is yours

This really is a must-view- lifestyle property if you are looking to live in the Welsh Mountains and escape the hustle-bustle of mainstream life, yet it is only walking distance to the main facilities, less than 2 hours from Manchester and 4 from London, and with fast broadband, you need not lose touch with the wider world.

There is an added treat to this stunning home where the owner has built into the roof and created a wow factor fifth bedroom / study with its own balcony area.

Location

Stabla is a small, quiet, community on the banks of the Afon Seiont in Gwynedd, North-West Wales. It lies midway between two of Wales's most popular tourist destinations, with Caernarfon and its magnificent castle - a World Heritage Site - about 3 miles to the west, and Llanberis - at the foot of Mount Snowdon - a lesser distance to the southeast.

It is close to the A4086 road from Llanberis Pass to Caernarfon and offers easy access from the Menai Strait in the northwest to Snowdonia in the southeast, and to the A55 North Wales expressway and onwards links to Liverpool and Manchester, both well under 2 hours by car. Bangor Station is a 10 minute drive away with direct mainline trains to London in less than 3.5 hours.

The hills and mountains of Snowdonia can be clearly seen, with Cefn du (441m) to the south, Elidir Fawr (923m) to the west and the Snowdon Massif (1085m) to the South-West. In total there are 15 peaks over 3000 ft within a ten mile radius. Walkers are spoilt for choice with trails criss-crossing the landscape – walk one of the several trails to the top of Mount Snowdon, or take the easier, but no less attractive route, around Padarn Lake. The autumnal colours on the hillside trail to Fachwen are magnificent and the view from Penllyn Bridge must be one of the finest in Snowdonia. Or why not let the train take the strain – Llanberis is one of a few towns worldwide that lets you catch a train to the top of a mountain!
