A fine country house in a captivating position with
wonderful views and about 23.62 acres

The Twern stands in a delightful rural setting. The house occupies a private, quiet and elevated position having extensive southerly views, with May Hill a prominent focal point in the distance. The surrounding landscape is some of the most picturesque in the region with the Wye Valley and the majestic Malvern Hills worthy of particular note.

The scattered village of Putley lies due west of Ledbury and has a rich history, with the surrounding area famed for beautiful apple orchards, the production of cider and perry. The charming parish church, with its Norman origins, lies immediately to the south of The Twern and Putley boasts a wonderful selection of period houses, most of 17th and 18th century origins.

The popular market town of Ledbury, just 5 miles away and famous for its half-timbered buildings and fascinating market hall, provides an excellent selection of everyday amenities with some alluring places to drink and dine. For a greater range of services, Malvern, Cheltenham and the Cathedral Cities of Hereford, Gloucester and Worcester provide a comprehensive range of business, leisure and retail facilities.

The locality is very well served for schooling with a number of well regarded primary and secondary schools together with the award winning Hereford Sixth Form College. An excellent selection of independent schools includes The Elms School, The Downs, Malvern College, Hereford Cathedral School, Cheltenham Ladies and Cheltenham College. Junction 2 of the M50 is 10 miles distant providing a swift connection to the M5. There are direct trains from Ledbury Station to both Birmingham New Street (from about 1 hour 10 minutes) and to London Paddington (from about 2 hours 45 minutes).

The Twern comprises a superbly situated family house set amidst delightful gardens and grounds extending to about 23.62 acres. Originally part of the Putley Court Estate, the original 17th century stone and oak framed centre of the house was enlarged by the addition, in the 1920s, of brick built extensions at each end.

The Twern is not a Listed Building and now has rendered elevations beneath pitched slate roofs and the beautifully proportioned south elevation, draped with Wisteria and other climbing plants, features twin gables, fine fenestration and a pretty central doorway.

Inside the house has versatile accommodation extending to about 5,760 sq ft with well positioned reception rooms and principal bedrooms on the south side. The interior has many fine features including oak floors, panelled doors, exposed timbers, numerous fireplaces and an impressive principal staircase in oak.

In addition to the main house, there is a very good traditional building range to the rear of the house which has been converted to create a cottage and flexible additional accommodation. This detached building is of brick and stone, with some timber cladding beneath tiled roofs and usefully has separate vehicular access to its own courtyard.
Abel's Cottage is a two-bedroom dwelling, ideal for letting out or for dependent relatives, guests or staff. The remainder of this building range, which extends in all to almost 2,000 sq ft comprises home office, games room and shower room with the benefit of consent for conversion to residential use if required.

The beautiful gardens provide a wonderful setting for The Twern with a most attractive mix of formal gardens, expansive lawns, terraces, carefully clipped hedges and some splendid trees creating exceptional surroundings for the house.

There is an impressive driveway approach and the grounds near to the house also include a kitchen garden, tennis court and a swimming pool delightfully located in its own south-facing sunken garden. The gardens are surrounded by pastureland belonging to The Twern, divided into 4 large fields.

The accommodation of the main house is versatile and principally set over two floors. The main approach to the house from the front is welcoming, leading from an open porch, through arched double doors to a vestibule and then into an entrance hall with oak floor. This opens into a most attractive reception hall having a beamed ceiling, fireplace with woodburning stove, deep bay window and the oak main staircase.

The three reception rooms radiate off the central hallway and include the good-sized dining room with double aspect windows and the sitting room which features a fireplace and a deep south-facing bay with window seat. The large, square drawing room has a corniced ceiling, splendid open fireplace and this elegant reception room has four large windows on the south and west elevations.

The kitchen/breakfast room lies at the heart of the house. The well fitted kitchen has an oil-fired Aga and the breakfast room has double French doors which open into a conservatory. Adjacent to the breakfast room is a good-sized office and the present owners have had some initial schematics drawn up to reconfigure this area of the house to create a larger open plan kitchen with family room and new garden room/orangery. This rear wing of the house also houses a pantry, boot room and utility room with a gardener's WC accessed from outside.

The first floor of the house is served by two staircases with the principal stairs rising to a light galleried landing which can serve as an additional sitting area. The east wing of the house contains the master suite with the guest suite in the west wing, both having windows on two aspects and some wonderful views over the grounds and for miles beyond. The remainder of the first floor comprises three further double bedrooms, one single bedroom and two additional bathrooms whilst the second floor houses an attic bedroom.

Abel's Cottage, associated accommodation and outbuildings
Located to the north of the house is the former carriage house, a substantial detached building that now houses a well-appointed cottage and flexible accommodation with alternative use potential. The accommodation of Abel's Cottage comprises an entrance hall, large living room, vaulted kitchen/breakfast room and utility room on the ground floor together with a bedroom suite. On the first floor is the principal bedroom and bathroom.

The remainder of the building comprises a large, well-fitted office, games room and shower room. This suite of rooms has consent by Herefordshire Council to convert to residential use (ref: P152040/PA2).

Abel's Cottage and adjacent accommodation has a separate entrance from the public road which serves a courtyard and also leads to a substantial, multi-purpose barn, about 45'5" x 31'0". This three-bay steel portal frame barn has a concrete floor, tall sliding entrance doors and a mezzanine floor to one bay.

Gardens and grounds
The grounds at The Twern extend to about 23.26 acres. The main entrance drive provides a most impressive approach, flanked by estate railings, mature trees and rhododendrons with pasture beyond, leading to the main gravelled courtyard and the front porch of the house. There is a good-sized parking area flanked by closely clipped hedges, raised borders, rockery and areas of lawn.

The principal gardens on the south side are delightful. A large stone paved terrace adjoins the house with steps leading down to radiating gravel paths and beautifully landscaped areas including an interesting, low maintenance gravel garden. Beyond, expansive lawns lead out to the garden boundaries lined with some splendid trees whilst a heated swimming pool lies in a garden sheltered by high holly hedges and mature palm trees, set within a paved terrace with a south facing summer house. To the west of the house is a lawn and to the north a tennis court with an artificial grass surface and kitchen garden.

The four surrounding fields that complete the land offer extensive grazing and have water troughs with three of the fields having additional vehicular access onto the public highway. A coppice beyond the field boundary to the south belongs to The Twern and contains a private water supply.
